About Us Shelly Real Estate Group ("SREG") is a multifamily real estate investment and operating company focused on acquiring, renovating, and managing value-add apartment communities throughout Southern California. We are seeking a highly organized and detail-oriented Fractional Controller / Senior Bookkeeper to oversee accounting and financial reporting across multiple real estate entities. The ideal candidate has direct experience with multifamily ownership, property management accounting, and investor-backed real estate transactions. This is an ongoing remote contract position with the opportunity to grow alongside the portfolio. Responsibilities: Bookkeeping & Accounting Maintain accurate books for multiple LLCs and property ownership entities Reconcile bank accounts, credit cards, and loan accounts monthly Record investor contributions, owner contributions, and distributions Process monthly property management statements Review and categorize invoices, receipts, and expenses Maintain general ledger and chart of accounts Track prepaid expenses, accrued liabilities, and loan balances Coordinate month-end and year-end closes Real Estate Accounting Distinguish capital improvements from repairs and maintenance Track renovation and capital expenditure projects Record acquisition costs, loan fees, and closing costs Maintain fixed asset schedules Reconcile security deposit liabilities Monitor reserve accounts and lender-required escrows Financial Reporting Prepare monthly: Profit & Loss Statements Balance Sheets Cash Flow Statements Property-Level Operating Reports Prepare quarterly ownership and investor reporting packages Assist with annual budgeting and budget vs. actual reporting Support lender reporting requests Coordination Coordinate with CPA for tax preparation Assist ownership with financial analysis and cash flow forecasting Recommend process improvements and accounting best practices Qualifications: Required: 5+ years bookkeeping/accounting experience Direct multifamily real estate accounting experience Strong QuickBooks Online experience Experience working with multiple LLCs and ownership entities Strong understanding of accrual accounting Advanced Excel or Google Sheets skills Preferred: Multifamily syndication experience Investor capital account tracking experience Experience with AppFolio, Buildium, DoorLoop, or similar property management systems Controller or fractional CFO experience Real estate private equity or property management background Software Current systems may include: QuickBooks Online Google Workspace Dext or similar receipt management software Bill.com or similar AP platform Deliverables: Monthly: Reconciled books Financial statement package Updated cash position report Budget vs. actual report Quarterly: Investor reporting package Capital account updates Property performance summary To Apply Please include: Description of your multifamily real estate experience Number of multifamily clients currently served Software platforms used Example of a monthly reporting package (redacted) Hourly rate and estimated monthly engagement Whether you have experience with investor-backed real estate ownership structures
