Fractional Controller - Texas Land Note Portfolio

We are looking for a Fractional Controller who can take full ownership of our accounting function. This is not a data-entry or basic bookkeeping role. You will clean up and reconstruct the current year’s activity, design and implement robust tracking for notes receivable, notes payable, and collateral substitutions, and deliver clear, decision-ready reporting — especially visibility into debt service coverage as new notes begin performing. You will work directly with the owner, document processes thoroughly, and set up systems that a lower-cost VA can maintain going forward with minimal oversight. The goal is clean, reliable books that support capital raising, velocity decisions, and day-to-day cash-flow management without the owner becoming an accounting expert.
