Fractional Real Estate Bookkeeper (QBO, Land Flipping & Long-Term Rentals) – 10-15 hrs/wk

We are a US-based real estate investment company running two primary niches: a self-managed residential Buy-and-Hold portfolio and an active Land Flipping business. We are looking for an experienced, autonomous Fractional Real Estate Bookkeeper to take full ownership of our books in Xero. We do not want to micromanage you—we need a financial partner who knows US real estate accounting, can identify discrepancies before we do, and keeps our books audit-ready year-round. Key Responsibilities: Multi-LLC Reconciliation: Reconcile bank feeds, credit cards, and mortgages across multiple LLCs weekly. Land Flip Job Costing: Track velocity of money, acquisition costs, closing fees, and profit/loss per land deal. Rental Portfolio Accounting: Correctly categorize CapEx vs. Repairs & Maintenance, track utility bill-backs, and audit owner/PM statements against bank deposits. Loan & Escrow Splits: Accurately record mortgage payments, splitting Principal, Interest, and Escrow adjustments. Compliance & Vendor Hygiene: Ensure W-9s are attached for all contractors prior to year-end 1099s. Weekly Flash Report: Send a concise weekly summary of cash positions, pending questions, and unmapped transactions every Friday. Requirements: Proven experience with US Real Estate Accounting (both rentals and land/flips). Advanced knowledge of QuickBooks Online (QBO certification preferred). Deep understanding of multi-entity structures and Inter-Company (Due To / Due From) hygiene. Clear, proactive English communication.
