If your application does not begin with this phrase, it will be automatically declined without review. Project Overview We are looking for an expert Framer developer to complete an existing luxury real estate microsite for a $4.5M country compound. This is a "last mile" completion and launch-readiness project, NOT a creative redesign. The site is largely developed, and we estimate that approximately 80% of the foundational layout and typography work is already complete. The hero section, main page copy, brochure layout, and core property content are already beautifully prepared inside our Framer account. The remaining work is primarily gallery/carousel interaction implementation, asset uploading, CTA/link completion, strict mobile responsiveness, desktop sticky sidebar QA, and final launch readiness. The project must be priced as a fixed-cost completion assignment, not as a new site build. Reference Direction The site layout must stay tightly bound to The Modern House (UK) property page format—clean, minimalist, editorial typography with zero unnecessary or flashy animations. • Reference page structure: (Link to be provided). The approved direction is to complete our existing build using this exact reference structure. We are intentionally avoiding unnecessary reinvention. Scope of Work 1. Photo Gallery / Carousel Integration • Asset Status: All final assets, including the 40 captioned MLS images and 3 floor plans, are completely organized, numbered, and ready in a shareable OneDrive folder. The incoming developer will be responsible for uploading these directly into the Framer canvas. • Use the provided images in the exact numbered order provided in the folder. • Include the 3 captioned floor-plan graphics seamlessly as part of this 40-image gallery set. • Preserve the current hero section as-is. • Add exactly 4 supporting preview images directly below the completed hero image (matching The Modern House format). • Add a clean, minimalist "View More" button that opens into the full-screen gallery/carousel overlay. 2. Property Details / CTA Box Architecture The existing hero and sidebar text content is developed. Do not redesign the font choices or rewrite the copy. • Confirm the primary CTA button reads: "Request More Information" (Linked out to our BoldTrail custom landing page URL). • Add a secondary action button/link below it: "Register for Similar Homes". • Ensure the visible summary data in the main hero box is strictly limited to Area/Location and Price. Move all extra details removed from the box and place them cleanly under a "Key Details" section lower on the screen. • Add smooth-scroll internal anchor links inside the box pointing down to: Key Details, Videos, and Floor Plans. • Add the text line: "or call (number to be provided)" • Add clean sharing links: Email and Social Share components (configured to share the current page URL to the user's network, not links to our corporate profiles). 3. Sticky / Floating Contact Module QA • Desktop Interaction: Following the reference site layout, once a user scrolls below the main hero image, the contact details box must remain elegantly fixed/sticky on the right side of the desktop view as they read down the page. • Ensure perfect mobile responsiveness where this module gracefully transitions to a fixed sticky bottom bar or elegant bottom layout block on mobile screens, with zero overlapping text. 4. Video, Brochure, & Asset Embedding • Embed three premium video assets into a clean, structured layout section (Main Film, Trails Film, Asset). Note: Raw, unlisted YouTube URLs will be provided immediately upon contract kick-off. • Hyperlink the designated text buttons to our hosted Brochure PDF and Floor Plan assets. 5. Strict Mobile Responsiveness Because the majority of our traffic originates from mobile devices, the mobile breakpoint must be flawless. • Ensure touch-carousel usability for the image gallery. • Ensure no layout breaks, clipped text, or severe page-speed drags. 6. Links, Tracking & Script Deployment Please ensure the following links and CTAs work correctly: Request More Information, Register for Similar Homes, Videos, Floor Plans, Brochure, Email, Social sharing links, and Phone number. The developer will be responsible for deploying the following Google Ads tracking tags natively within the project settings: A. Global Tag (Deploy Site-Wide in Framer Project Settings): Google Ads Global Tag and Event Snippet tracking scripts are fully prepared and will be handed directly to the selected developer upon contract kick-off What This Project Is NOT This is not a creative design exploration. Do not propose rebuilding the site from scratch or shifting the layout away from the minimalist Modern House aesthetic. The priority is pure execution, optimization, and launch readiness of the existing framework. Selection Criteria & Qualifications We will strictly prioritize and select developers who meet the following operational benchmarks: • Fluent / Native English Command: This is an absolute requirement. You must be able to comprehend and communicate complex layout logic, luxury typography spacing, and specific editorial instructions without a language barrier. • Proven Last-Mile Execution: You must have a track record of jumping into existing Framer canvases, adapting to another designer's layout styles, and cleanly organizing responsiveness without breaking the original structural intent. • Luxury Design Empathy: You understand that "The Modern House" aesthetic relies on restraint, whitespace, and clean alignment, not heavy animations or flashing elements. Proposal Requirements To be considered for this project, your proposal must include the following five items: 1. The Bot Filter Phrase: As noted at the top, start your cover letter with the exact phrase "Modern House Connecticut". 2. Three Live Framer Links: Provide URLs to exactly three completed, live Framer websites you have personally built or finalized. (Note: Do not send screenshots or Figma files; we will be testing these live links on desktop and mobile viewports for responsive stability). 3. Firm Fixed-Cost Bid: A single, transparent flat rate to execute the MVP scope of work using our OneDrive assets. 4. Hard Timeline: Your estimated turnaround time to deliver the staging link for final QA review. 5. Workflow Confirmation: Explicit confirmation that you are quoting to finish and polish the existing build framework, not to scrap it and start a new template from scratch.
