# High-End WordPress Website for a Premium Real Estate Brokerage — Figma → Pixel-Perfect Build (Fast Timeline) ## Overview We are an established real estate brokerage in a major German metropolitan market, specialising in residential property sales and investment/multi-family ("Zinshaus") properties. We are commissioning a complete, **best-in-class WordPress website** and need a top-tier designer/developer (or a tight design+dev team) who can deliver a genuinely high-end result — not a template, not a generic builder look. The bar is explicit: the finished site must feel like a **modern architecture / lifestyle brand**, not a classic estate-agent website. Think calm, editorial, premium, fast. Quality and craft are the hard requirements; we are happy to move quickly but we will not trade quality for speed. This is a **design-led project**: we expect a polished **Figma** design (desktop + mobile) signed off before any line of code, then a pixel-perfect WordPress implementation. --- ## What "high-end" means for this project — design direction We want the look, feel and UX quality of the following reference sites. Please study them before applying: - **evernest.com** — modern, premium, clear user guidance; strong team pages; excellent imagery; the rare combination of "premium" and "approachable." - **themodernhouse.com** — clean, architectural, generous whitespace, high-end photography, magazine character; calm and inspiring. - **noaestate.com** — same lane: clean architectural layout, lots of whitespace, editorial feel. - **fantasticfrank.com** — very strong visual language, Scandinavian/lifestyle direction (property as lifestyle, not "listings"); tasteful type animations. - **framer.com** — for the level of polish in motion: modern tech/design look, high-quality but restrained animations, very clean execution. **What we explicitly do NOT want:** the standard "classic luxury broker" aesthetic — overloaded, interchangeable, emotionally distant, dated, with aggressive sales rhetoric or stock-photo clichés. No handshake photos, no key-handover shots, no money/euro motifs. No artificial "high-end luxury" theatrics. ### Visual system (direction, not final spec) - **Mode:** Light mode only. Bright, calm, premium — suited to image- and text-heavy property content. - **Palette (approximate direction):** warm terracotta/rust primary (~`#8D4931`), muted slate-grey secondary (~`#575D5E`), cream/off-white light background (~`#F5F2EE`), near-black text (~`#1F1F1F`). Final palette to be refined in Figma. - **Typography:** Headlines *Poppins*, body *Manrope* (Google Fonts, **self-hosted for GDPR**). Body min. 16px, line-height ~1.6–1.7. - **Imagery:** large, high-quality property and team photography; client will provide assets. Treatment should feel like an architecture/lifestyle publication. - **Motion:** subtle scroll reveals, gentle hover effects on buttons / property cards / team profiles, smooth section transitions, tasteful micro-interactions and load transitions. **No** blinking elements, **no** aggressive/overdone parallax, **no** autoplay-with-sound video, nothing "playful/gimmicky." --- ## Scope — pages & key sections Mobile-first throughout. Required pages: 1. **Homepage** — large hero (headline / sub-headline / dual CTA), brand intro & working method, featured/reference properties, property-valuation teaser, team preview, insights/magazine teaser, trust/social proof, closing contact CTA, footer. 2. **About / Team** — company story, values, working method, and modern, authentic **team pages** (not classic corporate headshots). Personal client relationship is a core theme. 3. **Property Valuation landing page (lead-gen core)** — simple, low-friction request flow for owners to get an initial market-price estimate; clear single CTA; this is the **primary conversion**. 4. **Properties overview** — current + already-sold/reference objects, modern **filtering** and a **map view**, high-quality property cards with hover states (modern real-estate-portal UX). 5. **Residential** sub-page. 6. **Investment / Multi-family ("Zinshaus")** — dedicated premium page for investment properties. 7. **Insights / Magazine / Q&A (blog)** — editorial/magazine layout; SEO-driven articles (market, financing, selling tips, etc.). 8. **Contact** — modern form, fast contact options, appointment/booking option, phone, social links. 9. **Careers** — open roles, speculative-application option, culture/team insights. 10. **FAQ** — standalone plus embedded Q&A blocks on relevant sub-pages. 11. **Legal** — GDPR-compliant imprint & privacy policy. A persistent, tasteful **primary CTA button** in the navigation (e.g. "Free property valuation") — rounded/pill shape, optional icon, clean hover states; present in hero, end of key sections, and sticky header. --- ## Technical requirements - **CMS: WordPress.** The client must be able to easily self-manage content afterwards — text, property listings, blog posts. We are open to your recommendation on the cleanest high-performance approach (custom block-based theme, ACF-driven blocks, or a premium builder), **but the result must not look like a stock template.** Maintainability + performance + SEO-friendliness + flexibility are the priorities. - **CRM integration: Propstack** — clean, automated lead transfer from all forms (contact, property enquiries, valuation requests). Property/object sync and search-profile functionality desired. Possible portal/Flowfact-style interfaces depending on feasibility — please flag what you can realistically deliver. - **Search profiles / newsletter** — users can register for matching properties / saved searches. - **Analytics:** Google Analytics 4, **GDPR-compliant**, with consent management / cookie banner (opt-in). - **Appointment booking** — lightweight scheduling / enquiry flow for consultations and valuations (open to your tooling recommendation). - **Social:** Instagram & LinkedIn — clean icons/links, no heavy feed embedding. - **Video:** ability to embed high-quality property / cinematic clips (YouTube/Vimeo, your recommendation). - **Maps / location** integration for the property overview. - **Domain & email** already exist and stay as-is; the build goes on the existing domain (relaunch). ### Performance & quality targets (non-negotiable) - Load time **under 2s**; Core Web Vitals **LCP under 2.5s**. - Lighthouse: **Performance above 90, Accessibility above 90, SEO above 95**. - **Mobile-first**, mandatory. - Browser support: latest 2 versions of Chrome, Firefox, Safari, Edge. - GDPR: self-hosted fonts, consent banner, compliant form handling. - SEO-clean relaunch: proper structure, metadata, redirects where relevant. --- ## Skills required - **Proven high-end UI/UX design in Figma** — this is a hard requirement. Your portfolio must show editorial/architectural/luxury or comparable premium work, not just functional dashboards. Equivalent best-in-class tooling is welcome, but the deliverable design quality must be exceptional. - **Expert WordPress development** — fast, clean, performant, maintainable; pixel-perfect translation of the Figma design. - Strong sense for **typography, whitespace, motion and restraint.** - Real-estate / property-portal UX experience is a strong plus (filtering, map view, listing cards). - CRM/API integration experience (Propstack or comparable) is a plus. - Performance/Core Web Vitals optimisation experience. --- ## Timeline We want to move **quickly** and have an aggressive but realistic schedule in mind: Figma concept → design sign-off → development → QA → launch. Please propose **your fastest realistic timeline** with milestones (wireframe/concept, design, development, QA).
