Summary

We have an ongoing pipeline of new homes, so this is repeat work for the right person, not a one-off. We move fast and value clean, organized deliverables. The role: We provide finished architectural floor plans with full dimensions and specs. You own everything interior from there: the design direction, the material and finish selections, photorealistic renderings of the home, and a complete spec book our team uses to purchase and build. No space planning or layout work - the plans are set. You design within them. Per-home deliverables: - Interior design concept - a cohesive modern-luxury design tailored to the home's plan, target buyer, and price point. - Full material & finish selections - flooring, tile, cabinetry, countertops, plumbing fixtures, lighting, hardware, paint, and any built-ins or feature elements. - Photorealistic renderings of every key space: kitchen, living, dining, entry/foyer, stairs, primary suite + primary bath, secondary bedrooms + baths, powder room, and any flex/bonus spaces. (Exterior rendering a plus.) - Spec book for the whole house - an organized document, room by room, listing every selection with product name, brand, model/SKU, finish/color, dimensions, quantities, and supplier/source where possible - detailed enough that our team can order and install directly from it. You're a fit if you: - Have a portfolio of photorealistic interior renderings (residential, modern/luxury preferred) - Have real interior design selection experience - not rendering alone - Can work cleanly from architectural plans and dimensions - Are reliable on communication and turnaround - Work in tools like SketchUp, 3ds Max, V-Ray, Enscape, D5, or Lumion Engagement & terms: - Ongoing - multiple homes per year. We'll start with one home as a paid first project and continue with the right fit. - Fixed price per home (full package: design + renderings + spec book). Quote us your package price. - First home: 3500sqft - Turnaround target: 2–3 weeks per home To apply, include: - A link to your portfolio - specifically photorealistic interior renderings. - A sample spec book or finish-selection sheet you've produced (or closest example). - Your fixed-price quote for one complete home (design + renderings + spec book). - Your typical turnaround per home. - Confirmation you can work from plans we provide.
