seeking an experienced Master Planner / Urban Design Architect to develop the full master plan for a multi‑phase mixed‑use development on approximate 8 acres of prime urban vacant land that includes: Senior apartments (independent living / active adult) Multifamily residential buildings ±3,000 SF retail space integrated into each building Amenity‑rich community spaces Phased construction strategy The selected professional will create a cohesive, scalable master plan that optimizes density, walkability, circulation, and long‑term development value. Scope of Work 1. Master Planning & Site Layout Full master plan for a multi‑building mixed‑use campus Building massing, height strategy, and unit yield Senior housing accessibility and universal design integration Retail placement and visibility strategy Parking strategy (surface + structured) Pedestrian circulation, open space, and public realm design 2. Residential Program Development Unit mix and preliminary stacking plans Senior housing program (1BR, 2BR, accessible units) Multifamily program (studio–3BR) Core efficiency and building footprint optimization 3. Retail & Ground‑Floor Activation ±3,000 SF retail per building Frontage, loading, and service access planning Integration with pedestrian and vehicular circulation 4. Amenities & Community Spaces Indoor and outdoor amenity programming Courtyards, fitness, community rooms, co‑working, wellness areas Mobility hub (EV charging, micro‑mobility, rideshare) 5. Phasing Plan Multi‑phase development sequencing Infrastructure and utilities phasing Parking and circulation per phase Stand‑alone functionality for each phase 6. Deliverables Master plan drawings (PDF + CAD/Revit) Massing diagrams and 3D conceptuals Site circulation and parking plans Unit mix and stacking plans Retail strategy plan Amenity programming plan Phasing diagrams Required Qualifications 10+ years experience in: Mixed‑use master planning Multifamily and senior housing Retail integration Phased development Strong portfolio of multi‑building or campus‑scale projects Proficiency in Revit, AutoCAD, SketchUp, Rhino, or similar Experience coordinating with civil, traffic, and engineering consultants Understanding of zoning, redevelopment overlays, and municipal approvals Preferred Experience Senior housing / active adult communities Mixed‑income or affordable housing Podium parking design Transit‑oriented development (TOD) Project Duration & Engagement Estimated timeline: 1-2 weeks Fixed‑price or milestone‑based engagement Immediate start upon receipt of survey, zoning redevelopment and need to propose the building setbacks, and program
