Project Brief: Local Lead Generation Specialist (Estate Sales) About Us We're an established estate sale company serving the greater New Port Richey / Tampa Bay area in Florida, including Pasco County, Dunedin, Tarpon Springs, Trinity, Hudson, Port Richey, Palm Harbor, and Wesley Chapel. We've been in business 10+ years and our reputation is built on professional photography, strong merchandising, and high buyer turnout, which means strong results for the families we work with. What We Need We're looking for a freelancer or small agency to help us build and manage a local lead generation funnel targeting families who need an estate sale company to help liquidate belongings (downsizing, settling an estate, moving, etc.). This is not a typical always-on prospecting engagement, and that's the most important thing to understand before applying. The Most Important Requirement: This Has to Be Turn-On / Turn-Off We have limited sale dates to fill, and our business is seasonal: We get slow in the summer and want to actively turn on lead generation to fill open dates. During peak season we can be booked 60+ days out, and at that point we need to be able to pause or throttle inbound leads, not keep spending to generate more than we can service. We know the standard media buying advice is "always be prospecting." That doesn't fit our business model. We need someone who is comfortable with a stop-start, as-needed engagement structure rather than a continuous always-on retainer. Please don't apply if this is a dealbreaker for you. We'd genuinely like to find someone who can be a flexible, on-call partner for this rather than a full-time always-running campaign manager. Current State of Our Advertising Facebook: We have our first Facebook campaign already set up. Important: this must be managed through a Page admin role, not a personal ad account login. My personal Facebook login carries a permanent ban from a hacking incident roughly 10 years ago that was out of my control. This ban cannot be appealed or lifted. Any work on our Facebook/Meta ads needs to happen through Page admin access. Please confirm you're comfortable working this way before applying. Tracking (this is where we need the most help): We do not yet have a Meta Pixel installed on our website. We've tried adding it ourselves and keep hitting errors in the dashboard. This is one of the main reasons we're hiring: we need an expert to get the pixel installed correctly and troubleshoot the errors we've been running into. Note: we already have a Google Ads campaign and specialist in place. This project is Facebook/Meta only, please don't include Google Ads work in your proposal. Scope of Work Audit our current Facebook campaign setup Install and troubleshoot the Meta Pixel on our website (resolve existing dashboard errors) Build out or refine a local lead generation funnel on Facebook/Meta, targeting our service area Structure campaigns so they can be quickly paused and resumed based on our booking calendar Provide guidance on the on/off cadence (how long to keep something off before it loses momentum when turned back on, how to ramp back up efficiently, etc.) Ongoing, as-needed optimization during active campaign windows only Target Audience Homeowners and families in our Tampa Bay area service zones (Pasco County, Dunedin, Tarpon Springs, Trinity, Hudson, Port Richey, Palm Harbor, Wesley Chapel, and nearby communities) who are looking for an estate sale company to help liquidate a home's contents due to downsizing, a move, or settling a loved one's estate. Ideal Candidate Experience with Meta Pixel installation and troubleshooting Experience with local/regional service business lead generation (real estate, home services, senior services, or similar local-intent businesses is a plus) Comfortable working through Facebook Page admin access rather than a personal ad account Comfortable with a flexible, non-continuous engagement model and clear communication about when campaigns are live versus paused Good communicator who can explain what's happening in plain language, not just hand us a dashboard Engagement Structure Project fee preferred over hourly billing. Please propose a flat fee for the initial scope (pixel install/troubleshooting plus funnel setup), and a separate flat fee for any ongoing optimization periods when we turn campaigns back on. Initial monthly ad budget will be modest: $350 to $500. This is a small, niche local service, so we're not looking for an agency built around large ad spend. Initial project timeline: for example, pixel fix within the first 1-2 weeks, funnel live within 30 days.
