NMLS Mortgage Broker Data Research and Prospect List Building We are seeking an experienced mortgage-industry data researcher to build a clean, accurate and usable prospect list of independent mortgage brokerage companies, broker owners and key producing brokers. Our company is a wholesale and correspondent Non-QM mortgage lender. We are targeting mortgage brokers who originate loans for real estate investors, self-employed borrowers and other clients who may need programs such as DSCR, bank statement, foreign national, asset qualifier, ITIN and alternative-documentation loans. The project will begin with the states where we are currently licensed and actively accepting business. We will provide the selected freelancer with the state priority order after the Upwork contract begins. We already maintain an existing prospect database. That file will be provided after the contract is established and must be used as an exclusion list. Payment will be based on approved, net-new records that are not already contained in our database. Initial Paid Project The initial engagement will consist of two funded fixed-price milestones: Milestone 1: First 5,000 approved net-new broker records — $250 Milestone 2: Next 5,000 approved net-new broker records — $250 Additional 5,000-record milestones may be offered based on accuracy, consistency and overall performance. Target Prospects We are primarily seeking: Independent mortgage brokerage companies Broker owners and brokers of record Producing owners and branch managers Key mortgage brokers or loan officers working for independent brokerages Brokers serving real estate investors and self-employed borrowers Brokers who appear to offer Non-QM, DSCR, bank statement or investor loan products We are not looking for random individual loan officers with no verified connection to an independent mortgage brokerage. Responsibilities Identify actively licensed independent mortgage brokerages in each assigned state Identify the broker owner, broker of record or another relevant producing decision-maker Verify NMLS information and current company affiliation Find accurate business contact information using lawful and permitted research tools Compare all new records against our existing exclusion database Remove duplicate, inactive, irrelevant and previously known contacts Organize the completed data in Excel or Google Sheets Clearly flag information that cannot be verified rather than guessing Applicants may use NMLS information, Apollo, LinkedIn and other permitted business-data tools. The final deliverable must be a strong, accurate and usable mortgage-broker prospect list. Required Data Fields Each approved record should include: Mortgage brokerage company name Company NMLS ID Broker owner, broker of record or key producing contact Individual NMLS ID, when available Job title Primary target state Active licensing states Business email address Business or direct phone number LinkedIn profile Company website City and state Source used Verification status Exclusions Do not include: Banks or credit unions Inactive companies or licensees Retail-only mortgage lenders Loan processors, underwriters or administrative employees Unrelated real estate professionals Duplicate records Companies or contacts already contained in our exclusion database Contacts whose current brokerage affiliation cannot be reasonably verified Company NMLS ID should be the primary duplicate-matching field for brokerage companies. Individual NMLS ID should be used for individual contacts. Deliverables Each milestone submission should contain: A clean tab of approved net-new broker records A separate tab of records excluded because they matched our existing database A separate tab showing duplicates A separate tab for incomplete or unverifiable records A brief summary of records researched, accepted, excluded and unverifiable Ideal Candidate The strongest candidate will have: Experience researching NMLS mortgage-company and individual-license information A clear understanding of independent mortgage brokers versus retail lenders Experience building mortgage, lending or financial-services databases Strong skills with Apollo, LinkedIn, Excel, Google Sheets or similar tools Experience matching new records against a large exclusion list Strong duplicate-control and data-verification skills The ability to manage high-volume projects without sacrificing accuracy Application Instructions Please include: Your relevant mortgage or NMLS research experience Your experience identifying broker owners and independent mortgage brokerages The tools you normally use Your expected completion time for 5,000 approved net-new records Whether paid data-tool costs are included in your proposal Your experience working against an existing exclusion database An existing anonymized portfolio example, when available Please do not perform custom research or create a new sample for your application. No unpaid test, free sample or custom trial work will be requested. All custom work will begin only after an Upwork contract has been established and the applicable milestone has been funded. Accuracy is more important than speed. Random loan officers, inactive licensees, duplicate contacts, retail lenders and unverifiable records will not count toward the milestone total. Upwork permits fixed-price work to be divided into clearly defined funded milestones, and it prohibits unpaid application work, so keeping the milestone and “no custom sample” language protects the posting.
