Real Estate Data Scraping & Automation Developer (New Jersey Sheriff Deed Records) ## Project Summary In short, I am looking for a fully automated system that: * Identifies newly recorded residential Sheriff's Deeds deeds across all 21 New Jersey counties. * Filters out properties purchased by banks and keeps only third-party buyer purchases. * Locates the corresponding recorded Sheriff's Deed in the county land records by searching the previous owners name in their corresponding county land records, find the sheriff deed that has been recorded in the land records for that person * Determines the total foreclosure debt associated with the property. * Calculates the difference between the sheriff sale price and the total debt. * Saves only properties where the difference is **$35,000 or greater**. * Collects historical data from the past five months and then continues monitoring for new qualifying properties every day automatically. The goal is to minimize manual work by creating a reliable, automated workflow that continuously identifies and records qualifying properties. ## Scope of Work ### 1. Find Sheriff Deed Sales * The goal is to identify **all residential properties sold through sheriff foreclosure auctions in New Jersey**. * **Homes.com is one possible source**, , but you are **not required to use Homes.com** if there is a more reliable or efficient method please help * You are welcome to use any combination of public records, county land records, real estate websites, or other data sources, as long as the final result accurately captures all qualifying Sheriff's Deed sales. * For each property, record: * Property address * County * Sheriff's Deed recording date (or sale date if that's all that's available) * Sale price * Buyer * Former owner (seller) ### 2. Filter for Third-Party Buyers Only * Keep only sales where the buyer is an individual or investor. * Exclude properties purchased by banks or lenders (examples: PNC Bank, Wells Fargo, Bank of America, U.S. Bank, etc.). * If the buyer is a bank or lender, skip the property. ### 3. Verify the Recorded Sheriff's Deed * For properties purchased by a third-party buyer, search the official land records for the appropriate New Jersey county to locate the recorded Sheriff's Deed. * In most county land record systems, you can locate the Sheriff's Deed by searching the **former owner's name** and reviewing the most recently recorded deeds around the Sheriff's Deed recording date. ( it will be called sheriff deed or just deed ) * Once the correct Sheriff's Deed has been located, open the document. **A screenshot example will be provided.** * The Sheriff's Deed contains the foreclosure information needed for the next step, including the amount owed on the property (where available) or the information necessary to determine the debt associated with the foreclosure. ### 4. Determine the Debt Amount * Using the recorded Sheriff's Deed, determine the total amount owed in connection with the foreclosure, including: * Mortgage/judgment payoff * Property taxes * Any additional amounts required to satisfy the foreclosure * If necessary, use the former owner's name to locate any supporting recorded documents needed to determine the total debt. * New Jersey has **21 county land record systems**, and majority of them have a free login ### 5. Filter Qualified Properties * Calculate: **Sale Price − (Debt + Taxes)** * Only keep properties where the difference is **$35,000 or greater**. ### 6. Build & Maintain the Database * First, collect all qualifying Sheriff's Deeds recorded during the past **five months**. * Then build an automated process that runs every day, detects newly recorded Sheriff's Deeds, performs the same workflow, and adds new qualifying properties to the database. ## Deliverables For each qualifying property, provide: * Property address * County * Sheriff's Deed recording date * Sheriff sale price * Former owner's name * Third-party buyer's name * Total debt * Taxes owed * Total debt + taxes * Difference between the sale price and total debt * Link or reference to the recorded Sheriff's Deed * Link or reference to the supporting county records ## ## Ideal Candidate * Strong experience with web scraping and browser automation (Playwright, Selenium, Puppeteer, or similar) * Experience building Python-based automation and data extraction workflows * **Previous experience scraping real estate websites, county land records, foreclosure data, MLS data, property records, or other real estate-related datasets is highly preferred** * Experience working with government websites, public records, or court record systems is a plus * Experience working with websites that require authentication or user logins * Experience scheduling automated jobs that run daily * Ability to extract and organize large amounts of structured data accurately * Strong attention to detail and data accuracy
