We are looking for a sharp, experienced online marketing person to help us generate a lot more qualified leads for our warehouse and industrial property business. We own and operate a growing portfolio of commercial and industrial properties, including warehouse spaces used by contractors, small businesses, e-commerce companies, distributors, storage users, manufacturers, and other local operators. We need someone who understands how to bring in real leads, track where they came from, and improve the system over time. This would be an ongoing part-time role for the right person. What We Need Help With We want someone who can look at the whole marketing funnel and help us improve it. We want someone who can come in, look at the current situation, and tell us what needs to happen next. That includes: Getting more people to inquire about available warehouse space Improving Google Ads and Meta/Facebook retargeting Setting up or improving conversion tracking Tracking calls, forms, emails, and text inquiries Helping us understand which marketing is actually working Improving lead follow-up through email, text, and CRM tools Recommending landing page and website improvements Helping us build a repeatable system for generating leasing leads Our goal is simple: more qualified leads, better tracking, and more leased space. Main Responsibilities Paid Advertising We need help with: Google Search Ads Google Display retargeting Meta/Facebook and Instagram ads Retargeting website visitors Testing ads by market, property, and customer type Improving cost per lead Making sure ad spend is not wasted We are especially interested in someone who understands local and B2B lead generation, not just e-commerce or brand awareness. Lead Tracking & Reporting We need someone who can help us clearly see where leads are coming from and what happens after they inquire. You should be able to help with: Google Analytics Google Tag Manager Conversion tracking Call tracking, such as CallRail or similar tools CRM tracking Lead source attribution Simple reporting dashboards Monthly performance reports We do not need fancy reports. We need useful reports that show what is working, what is not, and what should be changed. CRM, Email & Text Follow-Up We are interested in using HubSpot or a similar system to improve follow-up. We need help with: HubSpot or another CRM Lead intake and organization Email follow-up sequences Text message follow-up Missed lead follow-up Re-engagement of older leads Automations that help us respond faster and stay in touch A big plus would be someone who can help us turn inquiries into actual tours, conversations, and leases. Website & Landing Page Improvements We also want someone who can review our website and tell us what should be improved to increase conversions. This may include: Better calls to action Better inquiry forms Better tracking on each property page Landing pages for specific locations Landing pages for specific tenant types SEO improvements Google Business Profile recommendations Local search improvements You do not necessarily need to be a web developer, but you should know what changes are needed to get more leads. Who We Are Looking For The right person is probably someone who has managed lead generation for small or mid-sized businesses before. You should be: Smart Practical Data-driven Honest about what is working and what is not Good at online advertising Good at tracking and follow-up systems Comfortable working with business owners/operators Able to make recommendations without needing a lot of hand-holding Consistent and reliable You do not need to be based in the United States, but you must communicate clearly and know what you are doing. We prefer an individual freelancer or a small hands-on team. We are not looking for a large agency that will pass us off to a junior account manager. Experience That Would Be a Good Fit Experience in any of these areas would be very helpful: Commercial real estate Industrial real estate Warehouse leasing Self-storage Contractor services Local service businesses B2B lead generation Manufacturing, logistics, trucking, or distribution Multi-location businesses Real estate advertising Google Ads for local lead generation You do not have to have warehouse experience, but you do need to understand how to generate leads for a business where each good lead can be valuable. Budget We are looking for ongoing monthly help. Our initial target budget is: $250–$500 per month, plus approved software costs and ad spend. We understand this is a part-time budget. We are looking for someone consistent, smart, and efficient who can help us make steady progress. What Success Looks Like Success in this role means: More qualified leasing inquiries Better lead tracking Better follow-up Lower cost per lead over time Better visibility into what marketing is working More tours, conversations, and leases A repeatable system we can use across properties and markets We care more about results than hours worked.
