The Opportunity We are seeking an experienced Elevator Project Manager to manage commercial elevator projects from contract award through to completion and customer handover. You will take ownership of the customer relationship and lead every stage of project delivery, ensuring projects are completed safely, on time, within budget and to the high standards our customers expect. Every successfully delivered project strengthens Kaiser’s reputation and supports the continued growth of the business. Key Responsibilities * Manage the successful delivery of elevator new installation and modernization projects from contract award through to customer handover. * Develop and maintain project schedules, budgets, forecasts and delivery plans. * Serve as the primary point of contact for customers throughout the project. * Build strong working relationships with developers, general contractors, consultants, subcontractors, vendors and field teams. * Coordinate labor, subcontractors, materials, equipment and site requirements to keep projects on schedule. * Monitor project budgets, cost forecasts, change orders and overall commercial performance. * Review contracts, project specifications, drawings and scope requirements. * Coordinate submittals, approvals, RFIs, shop drawings and other project documentation. * Identify project risks early and implement practical solutions to minimize delays and cost impacts. * Track site readiness, construction milestones and dependencies affecting elevator installation. * Work closely with Procurement to ensure materials and equipment are ordered, manufactured and delivered when required. * Coordinate field mobilization, installation sequencing, inspections and commissioning. * Ensure work complies with contractual requirements, OSHA standards, ASME A17.1 and Kaiser quality expectations. * Maintain accurate project records, including schedules, RFIs, submittals, change orders, meeting notes and progress reports. * Support successful inspections, punch-list completion and final project handover. * Identify opportunities to improve project delivery processes, operational efficiency and the customer experience. * Provide regular project-status updates to senior leadership. What We’re Looking For * Minimum of five years’ experience managing commercial construction projects. * Direct experience delivering elevator new installation and/or modernization projects. * Previous experience with an independent elevator contractor is strongly preferred. * Strong understanding of commercial construction, project scheduling and contract administration. * Experience managing project budgets, forecasts, cost controls and change orders. * Knowledge of hydraulic and traction elevator systems. * Familiarity with elevator submittals, shop drawings, inspections and commissioning. * Strong understanding of project documentation, including RFIs, submittals, schedules and progress reporting. * Excellent communication, organization and stakeholder-management skills. * Strong commercial judgment and problem-solving ability. * Ability to manage multiple active projects while maintaining safety, quality and customer satisfaction. * Proactive, accountable and comfortable working independently in a fast-paced environment. * Availability to work sufficient overlap with U.S. business hours. What Success Looks Like in Your First 12 Months * Commercial elevator projects have been delivered safely, on time and within budget. * Project schedules, budgets and risks are consistently tracked and communicated. * Strong, trusted relationships have been established with customers, contractors, vendors and field teams. * Customer expectations are managed effectively throughout the project lifecycle. * Change orders and commercial issues are identified, documented and resolved promptly. * Project documentation is accurate, complete and well organized. * Customer satisfaction remains high from contract award through final handover. * Improvements have been introduced to strengthen project delivery and operational efficiency. Location and Travel Location: Remote. Candidates must be available to work significant overlap with U.S. business hours. Preference may be given to candidates with direct experience in the U.S. elevator and commercial construction industries. Travel: Occasional travel may be required for project meetings, site visits, inspections, supplier meetings and company events. Any required business travel will be arranged and paid for by Kaiser Elevators.
