Property Management Accounting/Bookkeeper Domain Expert — AI Research

We are looking for a property management accountant or bookkeeper domain expert for AI research. This is paid research, not a bookkeeping job. We want to know what you do and how you do it. You'll join recorded Zoom sessions with our founding team, screen-share how you work in your PM software, and walk us through your real workflows: Your month-end close, step by step — what you check, in what order, what trips you up Bank recs, owner draws, AP, and trust accounting (three-way reconciliation, security deposits, keeping owner/tenant funds separate) The edge cases: NSF payments, prepaid rent, deposit dispositions, management fee calcs What reports owners and property managers actually rely on You're a fit if you've spent 3+ years doing hands-on PM accounting (closes, recs, and owner statements yourself — not just supervising), and you use AppFolio, Buildium, Yardi, Propertyware, or Rent Manager daily. Experience at a third-party PM company managing books for multiple owners is a big plus. So is a CPA or state trust accounting compliance experience. Logistics: This is a fixed scope project with long-term potential as the product grows. In your proposal, tell us: which PM software you've used daily, how many doors you've handled books for, and one accounting mistake you've seen a PM company make that software should have caught.
