Real Estate Acquisition Specialist & Transaction Coordinator

We're a growing real estate investment company acquiring properties through subject-to and seller financing strategies across multiple U.S. markets. We're looking for a sharp, detail-oriented operator to own the full deal cycle — from first contact with a motivated seller to confirmed first note payment. **This is not a standard TC role.** You'll be doing both sides: working the phones on inbound pre-foreclosure leads AND handling all transaction coordination once a deal is under contract. **What you'll own:** On the acquisition side — you're the first voice a distressed seller hears. You'll be responding to inbound leads from paid campaigns within 5 minutes, running triage calls, qualifying sellers on mortgage data (rate, balance, arrears), tiering leads in GoHighLevel, and booking discovery calls on my calendar. You manage the nurture sequences for leads that aren't ready yet. On the transaction side — you own everything from signed contract to confirmed first servicer payment. That includes DocuSign document tracking (AR, LPOA, purchase agreements), title company coordination, reinstatement quote follow-up with lenders, acquisition closing logistics, insurance switch, Successor in Interest filing, and servicer onboarding. You'll also manage a growing portfolio of active notes — monthly payment monitoring, annual seller communications, and default flagging. **What you need to know or learn fast:** - GoHighLevel (GHL) — this is your command center - Subject-to real estate basics (we'll train on our specific model) - DocuSign and Google Drive - How to talk to motivated sellers who are behind on their mortgage — empathy matters here - Third-party coordination: title companies, servicers, attorneys **What this is not:** This is not a transaction coordinator role for a traditional real estate brokerage. There are no listings, no buyer's agents, no MLS. Everything is off-market, creative finance, and relationship-driven. **Who you are:** You're organized, you follow up without being asked, you can hold a conversation with someone going through a hard time, and you don't drop the ball on deadlines. Experience in real estate investing, creative finance, or subject-to is a strong plus. Bilingual (English/Spanish) is a bonus given our buyer demographic.
