Real Estate Brokerage Analyst

Seeking an experienced Argus Analyst to support our retail real estate brokerage and investment activities on a project-by-project basis. This role is ideal for a professional who already has access to ARGUS Enterprise and can provide accurate, institutional-quality cash flow modeling and valuation support with quick turnaround times. Assignments will vary throughout the year but are expected to occur on a recurring monthly basis. Responsibilities -Build and update ARGUS Enterprise models for retail properties -Review leases, rent rolls, operating statements, and property-level assumptions. -Create cash flow projections, valuation analyses, and sensitivity scenarios. -Export ARGUS reports and provide Excel summaries as needed. -Assist with underwriting acquisitions, dispositions, financing requests, broker opinions of value, and development opportunities. -Communicate efficiently with brokerage regarding assumptions and model outputs. -Deliver completed analyses within agreed-upon deadlines, often within 24–72 hours of receiving project materials. Requirements -Existing access to ARGUS Enterprise (required). -Prior experience underwriting retail real estate assets. -Strong understanding of commercial lease structures, including NNN, gross, modified gross, percentage rent, CAM recoveries, and tenant reimbursements. -Ability to independently review and interpret leases and rent rolls. -High attention to detail and strong financial modeling skills. -Ability to manage multiple assignments and meet short turnaround deadlines. Preferred Qualifications -Experience supporting commercial brokerage teams. -Experience underwriting shopping centers, single-tenant net lease properties -Familiarity with Excel-based real estate financial analysis and investment memoranda. Engagement Structure Most projects will require completion within 2–3 business days of assignment. Compensation negotiable and may be structured on a per-project or hourly basis.
