Purpose of Role Next Generation Real Estate Consultants is seeking a skilled, professional, and empathetic real estate cold caller to support weekly outreach efforts to potential sellers, property owners, tired landlords, distressed property owners, and other real estate leads. This role is not focused on aggressive sales tactics. Our approach is relationship-based, solution-oriented, and grounded in empathy. The contractor must be able to communicate clearly, listen carefully, build trust, and help identify whether our company may be able to provide a helpful real estate solution. 2. Scope of Services The contractor will provide cold calling and lead outreach services for up to **5 hours per week**. Responsibilities include: * Calling assigned real estate leads using the approved script and outreach approach * Speaking with homeowners, landlords, or property contacts in a professional and respectful manner * Building rapport and identifying the owner’s needs, concerns, motivation, and timeline * Communicating the company’s services without sounding overly sales-driven or aggressive * Qualifying leads based on the company’s criteria * Setting appointments for the CEO or designated team member * Documenting call outcomes accurately * Tracking daily and weekly key performance indicators * Providing daily check-ins to the CEO regarding progress, appointments, challenges, and follow-up needs * Flagging promising leads that require immediate attention * Following up with leads as directed 3. Communication Expectations Strong communication skills are required. The contractor must be able to: * Speak clearly, professionally, and confidently * Lead conversations with empathy and patience * Listen for pain points, motivation, and possible seller concerns * Avoid high-pressure or overly scripted sales language * Represent the company with integrity * Maintain a calm and respectful tone, even when a lead is not interested * Provide clear daily updates to the CEO The ideal contractor understands that many property owners may be facing stress, financial pressure, family transitions, tenant issues, foreclosure concerns, probate matters, or other sensitive circumstances. Our goal is to offer options and solutions, not pressure people. 4. Appointment Setting The contractor is expected to identify qualified prospects and set appointments for further discussion. Appointment-setting responsibilities include: * Confirming the property owner’s interest * Gathering basic property and situation details * Confirming the best contact information * Identifying the owner’s preferred appointment time * Notifying the CEO promptly of all scheduled appointments * Documenting appointment details in the designated tracking system 5. KPI Tracking The contractor must track and report key performance indicators, including: * Number of calls made * Number of contacts reached * Number of conversations completed * Number of interested leads * Number of follow-ups needed * Number of appointments set * Lead disposition after each call * Notes on objections, concerns, or opportunities Daily and weekly KPI reporting is required. 6. Daily Check-In Requirement The contractor must check in with the CEO each workday services are performed. The daily update should include: * Total calls completed * Number of contacts reached * Number of appointments set * High-priority leads * Any issues, challenges, or questions * Recommended follow-up actions Daily check-ins may be submitted by email, text, project management platform, or another method approved by the CEO. 7. Required Skills and Qualifications The contractor should have: * Prior cold calling or appointment-setting experience * Real estate outreach experience preferred * Excellent verbal communication skills * Strong listening and relationship-building ability * Professional phone presence * Ability to follow a script while still sounding natural * Strong attention to detail * Ability to track KPIs and provide accurate updates * Comfort speaking with property owners in sensitive or stressful situations * Reliability and consistency with weekly outreach 8. Company Approach and Tone The contractor must follow the company’s communication philosophy: * Lead with empathy * Build relationships first * Offer solutions, not pressure * Listen before pitching * Respect the homeowner’s situation * Be professional, honest, and calm * Never use misleading or aggressive tactics The contractor should avoid sounding overly salesy, rushed, scripted, or transactional. 9. Schedule and Hours The contractor will work approximately **5 hours per week**. The weekly schedule may be agreed upon in advance based on lead availability and business needs. Any hours beyond 5 hours per week must be approved by the CEO in advance. 10. Deliverables The contractor will deliver: * Completed weekly cold calling sessions * Accurate call notes and lead dispositions * Daily progress updates * Weekly KPI summary * Scheduled appointments with qualified leads * Follow-up list for warm leads or interested prospects 11. Performance Expectations Success in this role will be measured by: * Consistency of outreach * Quality of conversations * Accuracy of lead notes * Number of qualified appointments set * Professionalism and empathy during calls * Responsiveness to CEO communication * Ability to represent the company’s brand and values 12. Confidentiality The contractor may have access to confidential lead lists, property owner information, phone numbers, notes, and company processes. The contractor agrees not to share, copy, sell, misuse, or disclose any company or lead information for any purpose other than approved business purposes. 13. Independent Contractor Status The contractor will perform services as an independent contractor and is not an employee of Next Generation Real Estate Consultants. The contractor is responsible for their own equipment, internet access, taxes, and business expenses unless otherwise agreed in writing. 14. Termination Either party may terminate the engagement in accordance with Upwork’s terms and any agreed-upon project terms. The company reserves the right to end the engagement if the contractor fails to meet communication expectations, does not complete assigned hours, misrepresents the company, fails to track KPIs, or uses aggressive or inappropriate sales tactics. 15.
