Summary

We own a portfolio of seven multifamily investment properties in Los Angeles, California, and are evaluating various exit strategies. We are seeking an experienced real estate financial modeler and investment strategist to help us analyze multiple scenarios and determine the best long-term financial outcome. This is not simply a valuation project, we are looking for someone who can build sophisticated financial models and provide strategic, data-driven recommendations based on taxes, cash flow, appreciation potential, financing, and alternative investment opportunities. Scope of Work We would like to evaluate questions such as: Should we sell all seven properties or retain some? Which properties make the most financial sense to sell versus hold? Should we prioritize selling the highest-maintenance assets? Would paying off debt on the remaining properties create a stronger long-term financial position? Would completing a 1031 Exchange into a Delaware Statutory Trust (DST) provide a better outcome? Would liquidating the portfolio and investing the proceeds into the S&P 500 or other passive investments outperform continued real estate ownership? How do capital gains taxes, depreciation recapture, transaction costs, and projected returns impact each strategy? What are the projected long-term cash flow and net worth outcomes under each scenario? Our goal is to compare multiple strategies and gain a clear understanding of which option is likely to produce the best long-term financial results. Deliverables The selected consultant should provide: A comprehensive financial model (Excel preferred) Multiple scenario analyses comparing different exit strategies Long-term projections (10-, 20-, and 30-year outlooks, where appropriate) Cash flow, equity growth, and net worth comparisons Tax impact assumptions and sensitivity analyses A written summary outlining the advantages and disadvantages of each strategy A consultation call to review the findings and answer questions Ideal Candidate We are looking for someone with experience in: Multifamily and commercial real estate investment analysis Advanced real estate financial modeling Hold vs. sell portfolio analysis 1031 Exchanges and Delaware Statutory Trusts (DSTs) Capital gains tax and depreciation recapture modeling Portfolio optimization and investment strategy Institutional-quality Excel modeling and scenario analysis Experience in commercial real estate private equity, investment banking, family office advisory, or institutional asset management is highly preferred. Professional designations such as CPA, CFA, CCIM, MAI, or similar credentials are a strong plus. We are seeking an objective, analytical professional who can help us evaluate a significant financial decision with clear modeling, thoughtful analysis, and actionable recommendations. The ideal candidate will not simply build spreadsheets but will help us understand the financial implications of each strategy and identify the path that best aligns with our long-term wealth-building goals.
