Real Estate Title Research Specialist (Foreclosure & Lien Research) for Properties in California.

We are seeking an experienced Real Estate Title Research Specialist to conduct title research for lien and title-related properties in California. The ideal candidate has experience reviewing public records, identifying ownership history, liens, encumbrances, and other title issues that have caused clouds upon title. **Responsibilities:** * Perform title searches using county recorder, assessor, and court records. * Research chain of title and verify current property ownership. * Identify mortgages, deeds of trust, judgments, tax liens, HOA liens, easements, and other encumbrances or other clouds upon title * Review foreclosure filings and related legal documents. * Prepare clear title reports summarizing findings. * Flag potential title defects or issues requiring clearing by legal action. * Maintain accurate documentation and meet project deadlines. **Required Qualifications:** * Proven experience in California real estate title research. * Knowledge of foreclosure processes and public real estate records. * Familiarity with county recorder and assessor websites. * Strong understanding of deeds, mortgages, liens, judgments, and legal property descriptions. **Preferred Qualifications:** * Experience working with title companies, attorneys, or real estate professionals. * Familiarity with title software and online research tools.
