Residential Architectural Designer / Building Designer / CAD Professional Needed

Project Overview I am looking for an experienced Residential Architectural Designer, Building Designer, or CAD Professional to help design a custom modern mountain guest house located on a private mountain property in North Georgia. The home will be inspired by a modern interpretation of a traditional Southern dogtrot house. I am looking for someone who understands both architecture and residential construction,not just someone who can create a basic floor plan. I already have a strong vision for the layout and may purchase an existing house plan with CAD files to use as the starting point. I need someone who can modify that plan and produce a complete, builder-ready construction document set. This project requires someone who is creative, detail-oriented, and experienced in designing custom residential homes. Design Concept The house will consist of two separate wings connected by a covered open-air dogtrot (breezeway). Living Wing The living wing will include: Large vaulted great room Stone fireplace Floor-to-ceiling windows facing the sunrise and mountain views Open-concept kitchen with large island Pantry Laundry room Mudroom Mechanical room Storage Powder bathroom Dogtrot Breezeway The breezeway should become an outdoor living space rather than simply a walkway. It should accommodate: Outdoor kitchen Grill Dining area Comfortable seating Covered gathering space Strong visual connection to the surrounding mountain views Master Suite Wing The second wing will include: Master bedroom Sitting area Large glass wall overlooking the sunrise Luxury master bathroom Large walk-in closet I'm open to suggestions for additional spaces behind the master suite. Architectural Style I'm looking for a clean, timeless mountain design featuring: Modern Mountain Architecture Timber Frame Construction Exposed timber beams Natural stone Standing seam metal roof Large, covered porches Floor-to-ceiling glass Indoor/outdoor living Contemporary detailing while maintaining a warm mountain feel Scope of Work I need someone capable of producing a complete construction-ready drawing package, not simply permit drawings. Experience modifying existing residential plans is highly preferred. Communication This project will require collaboration throughout the design process. You must be comfortable meeting through Microsoft Teams to discuss: Property orientation Mountain views Sunrise direction Room layout Design revisions Overall project vision Strong English communication skills are required. Coordination The completed plans may require review and coordination with a Georgia-licensed architect and/or structural engineer for permitting. You should be comfortable coordinating with local professionals if needed.
