Residential Architectural/Structural Designer

Seeking a designer to modify an 800 sq ft stock plan for hempcrete infill, ensuring compliance with IRC Appendix BA. Responsibilities include updating the floor plan, elevations, and sections to accommodate hempcrete infill, and providing a permit-ready package. The project requires experience in residential architectural and structural design, with a focus on sustainable materials. Project Scope & Specific Requirements: 1. Wall Conversion: Convert the standard 2x6 exterior walls into 12" Hempcrete Infill walls utilizing an embedded structural wood-framing core. 2. Dimension Preservation: The interior room dimensions must remain exactly as shown on the original stock plan. The 12" exterior walls must be pushed outward, increasing the exterior foundation footprint accordingly. 3. Passive Solar Foundation: Design a concrete slab-on-grade foundation wrapped inside an insulated concrete stem wall. The house will face South for passive solar. The slab must include details for a continuous vapor barrier and underslab/perimeter rigid foam insulation (minimum R-10) to isolate the floor's thermal mass from the exterior grade. 4. Stem Wall Elevation: The concrete stem wall must be designed to extend a minimum of 8 to 12 inches above the final exterior grade to protect the lower edge of the hempcrete wall from moisture. 5. Framing & Section Details: Provide detailed cross-sections showing the wall framing layout, hempcrete infill, window/door headers, and interior/exterior lime plaster applications. Deliverables: Final modified DWG/CAD and PDF plans showing clear architectural, structural foundation, and framing details that a framing and concrete crew can easily build from.
