Revenue Manager (PriceLabs Expert) – Short-Term Rentals

We are a fast-growing, design-forward short-term rental management company seeking an experienced Revenue Manager with deep expertise in PriceLabs and STR pricing strategy. This role is directly responsible for maximizing revenue performance across our portfolio through dynamic pricing, occupancy management, market analysis, and strategic calendar optimization. You will own pricing strategy across Airbnb, Vrbo, direct booking, and other channels while working closely with operations and guest support to ensure pricing aligns with property performance, seasonality, local events, and operational realities. Responsibilities Build and manage advanced PriceLabs pricing strategies across a growing portfolio Configure and optimize: Base prices Minimum stay rules Gap night settings Last-minute discounts Far-out pricing Seasonal pricing Event pricing Occupancy-based adjustments Orphan gap strategies Continuously monitor booking pace, occupancy trends, and competitor pricing Analyze market demand and adjust pricing proactively to maximize both occupancy and ADR Create custom pricing strategies by property type, location, and guest profile Identify underperforming listings and implement corrective pricing actions Coordinate with operations regarding maintenance blocks, owner stays, prep windows, and same-day turnover feasibility Ensure calendars, restrictions, and pricing remain synced and accurate across platforms Track and report on: Occupancy ADR RevPAR Booking pace Lead time trends Revenue growth opportunities Recommend strategic adjustments to listings, stay restrictions, and seasonal positioning Work closely with leadership to improve overall portfolio performance Requirements Extensive hands-on experience using PriceLabs Strong understanding of Airbnb and Vrbo marketplace dynamics Proven track record improving STR revenue performance Experience managing pricing across multiple listings simultaneously Deep understanding of: Seasonality Compression events Market demand Lead times Occupancy pacing Length-of-stay optimization Highly analytical and detail-oriented Strong spreadsheet and reporting skills Excellent communication and organizational abilities Ability to work independently and make proactive recommendations Nice to Have Experience with Hospitable, OwnerRez, Guesty, or other PMS platforms Experience in luxury or design-focused vacation rentals Knowledge of the Michigan vacation rental market Experience managing pricing for highly seasonal destinations About Us We are building a modern hospitality company focused on exceptional guest experiences, operational excellence, and thoughtful design.
