Summary

OBO Casa needs an expert in listing optimization, pricing, and revenue management for our short-term property rentals business - but importantly, an absolute NINJA with pricing & demand forecasting! ๐Ÿฅท Is that you? Our first property is in Rio de Janeiro of Brazil, and we will eventually have properties everywhere around the globe. Since we have only a single listing, but on various marketplaces, you can give a high-degree of personalized attention and focus in this position. Please note - we do not intend to pay as a percentage of revenues for pricing optimization. We very strongly prefer a fixed and predictable hourly rate. Software that we currently use: - Jurny (PMS) - Wheelhouse (Pricing) - AutoHost (Verification) - Stripe (Payments) - Asana (Tasks) - OpenPhone (Calls) - Slack (Chat) We are open to discussing any changes of software that you would recommend, if you have a strong conviction in that domain. Feedback and ideas are always welcome! Previously, we used PriceLabs, which was quite hands-off and effective. Unfortunately, we have not had the same pleasant experience with WheelHouse, but it is the preferred solution of our PMS software (Jurny) and so, we're stuck with it (at least for now). Our current channels include: - Airbnb - VRBO - Booking - Trip.com Part of your recommendations will be of which channels we should expand into next, based on the type of property that we have. We are exploring many others but we need someone who can ensure that we are constantly optimizing our listings and updating our pricing software to maximize revenue and occupancy rates as well as improve our ranking within search algorithms. The primary goal of this role is to improve RevPAR. You should be very experienced in the STR real-estate industry. If the person is senior enough, this role could also serve as an advisor for our business, offering consulting into our operations to improve service quality, efficiency, and scale. Working hours are flexible, but you need to be responsive within 3-4 hours of receiving a message from us, and you need to be a professional. Impeccable English is a must-have for this role. Necessary skills: - market/data analysis - competitor research - pricing strategy - revenue management - search optimization Considerations: - adjustments for seasonality - discounting strategies - ranking factors within algorithms - minimum stay rules - price limits (upper and lower) - occupancy pacing - gaps and adjacencies - local holidays (demand peaks) - far-future & last-minute - weekdays versus weekends - market intelligence - accurate competitor selection - OTA-specific policies - events and surge factors - 3/7/14/30/60/90-day rules In your proposal, please outline for us your knowledge in this area, including the word "amok" (to prove your attention to detail!).
