Senior Revit BIM Modeler for Industrial Projects

We are seeking an experienced Senior Revit BIM Modeler to support the design and coordination of a food manufacturing facility conversion in Southern California. The facility is approximately 80,000+ SF and will be converted into a USDA-compliant food production and meal-assembly operation for a national food-service tenant. You will work from a provided information package to produce a coordinated Revit model and architectural drawing set for review by our Architect and Engineering team. This is a fast-track design-build project. You are modeling to the documents and design direction we provide — our architect and engineers retain responsibility for code, USDA, and design compliance. We already have: previous architectural drawing package, existing floor plans, site plans, process flow diagrams, door schedules, finish schedules, existing facility layouts, proposed production layouts, and field photos/videos. Project Parameters • Units: Imperial (US) • Target Revit version: 2024 (deliver in a version our team can open — confirm before starting) • Level of Development: LOD 200–300, architectural. Coordination-grade, not detailed fabrication modeling. • Template/title block: [We will provide our template and title block / Modeler to set up sheets — confirm in proposal] • Field verification: Modeler builds to provided as-built documents and markups. Field accuracy is the responsibility of our team; the modeler is not responsible for verifying existing conditions on site. • Confidentiality: A signed NDA is required before the information package is released. Scope Phase 1 — Existing Conditions Model • Build Revit model from provided architectural drawings • Existing conditions floor plan and room layouts • Verify building footprint against provided documents • Model walls, columns, doors, offices, warehouse areas, cooler areas, and support spaces • Establish project base model Phase 2 — Proposed Design Model • Incorporate proposed production layout • Model USDA production areas • Model insulated metal panel (IMP) rooms • Model cooler and freezer areas • Model sanitation and locker rooms • Model process-flow areas • Model new wall systems and room configurations Phase 3 — Coordination Package • Existing Conditions Plan • Demolition Plan • Proposed Floor Plan • Room Identification Plan • Door Schedule • Room Finish Schedule • Reflected Ceiling Plan (ceiling grid + heights; lighting layout to be modeled only if MEP input is provided) • Architectural Coordination Sheets Deliverables 1. Revit Model (.RVT) 2. AutoCAD Export (.DWG) 3. PDF Drawing Set 4. Existing Conditions Floor Plan 5. Demolition Plan 6. Proposed Floor Plan 7. Door Schedule 8. Room Finish Schedule 9. Reflected Ceiling Plan Information Package Provided Previous architectural drawing package, existing floor plans, enlarged floor plans, existing restroom plans, site plans, process flow diagrams, door schedules, finish schedules, ADA details, production layout sketches, field photographs, and field verification information. Required Experience • Minimum 5 years Revit experience • Strong AutoCAD experience • Industrial, manufacturing, and warehouse facility experience • Comfortable working from PDFs and markups • Strong English communication • Available to overlap a few working hours with US Pacific time during coordination Preferred Experience • Food manufacturing / food processing facilities • USDA facilities • Refrigerated warehouses / cold storage • Industrial plant design • Design-build projects Schedule Milestone Deliverable Target 1 Existing Conditions Model - 3 days 2 Proposed Architectural Model - 3 days 3 Coordination Package - 3 days Buffer Revision cycles - 2–3 days Total Duration: 1.5–2 weeks. Note: review turnaround is subject to a ~15-hour time zone offset; please account for handoff latency in your plan. Proposal Requirements 1. Revit project samples 2. Confirmed availability (hours/day) over the next 1.5–2 weeks Budget Fixed-price project, paid against the three milestones. Target budget: $3,000 – $5,000 USD. Candidates with industrial, food processing, cold storage, or manufacturing facility experience will receive priority consideration.
