FP&A Specialist - Multifamily Real Estate Financial Modelling

We are an active multifamily real estate operator and we need a seasoned FP&A professional who understands the asset class, not just spreadsheets. This is a modelling and analysis engagement, not bookkeeping. What You'll Be Doing: - Review our existing financial data across properties and establish a clean, consolidated baseline - Build a dynamic multifamily financial model covering NOI, cash flow, debt service, and returns - Develop a property-level and portfolio-level P&L structure with budget vs. actuals tracking - Create a rolling forecast model we can update monthly without rebuilding from scratch - Build variance analysis that flags where actuals are deviating from underwriting assumptions - Model key multifamily metrics including occupancy impact on revenue, rent growth, expense ratios, cap rate sensitivity, and cash-on-cash returns - Set up a clear dashboard for ownership and investors that tells the story without requiring a finance degree to read - Automate recurring calculations and reporting wherever possible Deliverables: - Dynamic multifamily financial model - Budget vs. actuals tracker with variance analysis - Rolling forecast framework updated monthly - Investor and ownership reporting dashboard - NOI, cash flow, and returns summary by asset Who We're Looking For: - FP&A or financial modelling background with direct multifamily or commercial real estate experience - Knows multifamily operating fundamentals, T12s, rent rolls, vacancy, OpEx structure, debt service coverage - Advanced Excel or Google Sheets skills, dynamic models with real logic, not hardcoded numbers - Has built real estate financial models before, not just adapted generic templates - Can translate complex financial data into clean, decision-ready reporting - Communicates clearly and delivers without needing to be managed When You Apply, Include: - Examples of multifamily or real estate financial models you have built - Your approach to structuring a portfolio-level FP&A framework for a real estate operator - Your hourly rate and estimated hours to complete If you have never worked with a T12, a rent roll, or a DSCR calculation, this is not the right role for you.
