Structural Engineer (PE) — Expert Review of a PEMB Barndominium Plan Set

We are building a catalog of pre-engineered metal building (PEMB) barndominium home floor plans, and we're inviting a licensed structural engineer to quote for an expert review of one representative plan set. These plans are sold online to prospective home builders to help them obtain PEMB quotes, gather local contractor quotes, and support their building permit applications. For this engagement, one complete plan set, (attached) for an 80'×50' single-story barndominium (3 bed / 2 bath / 3-car), chosen because it exercises the full range of our structural content, including both rod X-bracing and a portal frame. It is delivered as an 8-sheet ARCH D PDF set (cover, floor plans, schedules & notes, roof plan, exterior elevations, and typical framing details). Our goal is simple: make sure the plan is as accurate as possible and free of obvious errors or omissions before it goes in front of buyers, contractors, and permit reviewers. Important (please read) Our plans are design-intent documents, not sealed engineering. As is standard for PEMB construction, the building manufacturer's Engineer of Record performs and stamps the final, site-specific structural engineering (member sizing, load design, foundation, and anchorage). We are **not** asking you to produce sealed calculations or a stamped design. We are asking you to confirm that our plans correctly reflect standard PEMB practice, are internally consistent, and won't mislead a buyer or a plan reviewer. Scope of review: We'd like your professional eyes on: * Lateral system, X-bracing: whether the braced-bay locations are sensible and consistent with standard PEMB practice, don't conflict with openings, and appear on the wall lines you'd expect. * Portal frame: whether the portal frame is located and applied appropriately (e.g., where a braced bay isn't feasible across a large opening), and is represented correctly. * General buildability & consistency: bay spacing, eave heights, endwall framing, and overhead-door placement relative to columns, flagging anything that reads as an obvious error, omission, or inconsistency between sheets. *Wording & disclaimers: whether our structural notes and the language describing the building's structural design align with industry best practices, including how we describe the division of responsibility between our plans and the manufacturer's Engineer of Record. Deliverables: - A concise written report (PDF or Word) listing any errors, omissions, or inconsistencies, with clear recommendations. - A marked-up copy of the plan PDF highlighting specific items. - Suggested corrected wording for any structural notes or claims that should be tightened. - A short overall statement on whether the plan reasonably reflects standard PEMB practice for its intended use. Required qualifications: - Licensed Professional Engineer (PE) in a U.S. state, in structural or civil engineering. - Direct experience with pre-engineered metal buildings/metal building systems. - Working familiarity with MBMA guidance and IBC/IRC load provisions as they apply to metal building systems. - Clear written communication; this report may be read by non-engineers on our team. Nice to have: - Experience with residential barndominium projects specifically. - Familiarity with how plan sets are used in the permit-application process. Engagement: This is a fixed-price engagement for the single plan set described above. In your proposal, please include your fixed price and estimated turnaround. This is the first plan in a 25-plan catalog, so a strong review here may lead to ongoing work. To apply: Please include: 1.
