Architect – Mixed‑Use High‑Rise Development Location: New York Metro Engagement: Contract (Developer‑Side Role) Client: Real Estate Division Role Summary You will serve as the lead architect for a multi‑phase mixed‑use high‑rise development, integrating multifamily residential, senior living, retail podiums, structured parking, and amenity‑rich vertical communities. This role requires mastery of urban mixed‑use design, high‑rise systems, zoning navigation, and Planning Board approvals. The architect will guide the project from conceptual massing through full entitlement, schematic design, and construction documentation. Key Responsibilities 1. Master Planning & Concept Development Develop site master plans for multi‑tower mixed‑use development. Create high‑rise massing studies, podium configurations, and circulation strategies. Optimize unit yield, retail frontage, parking efficiency, and amenity distribution. Integrate senior housing, multifamily, and retail into a cohesive vertical community. Conduct feasibility studies aligned with redevelopment plans and zoning overlays. 2. High‑Rise Architectural Design Produce conceptual, schematic, and design‑development drawings for: Residential towers Senior living floors Retail podiums (3,000+ sq ft per building) Structured parking Amenity decks, rooftop spaces, and wellness facilities Establish architectural language, façade systems, materials, and massing. Lead BIM modeling (Revit preferred) for tower cores, MEP risers, and structural integration. 3. Planning Board & Regulatory Compliance Prepare Planning Board‑ready architectural packages. Deliver signed & sealed drawings compliant with NY building codes. create responses for the city planners, redevelopment agencies, and engineering teams. Respond to municipal comments and revise drawings as required. 4. Technical Coordination Collaborate with structural, civil, MEP, and geotechnical consultants. Ensure compliance with: High‑rise life safety systems Egress and fire‑tower requirements Accessibility (ADA / senior living standards) Energy code and sustainability goals Oversee integration of prefabricated or modular components when applicable. 5. Construction & Developer Interface Provide construction‑phase support, RFIs, and clarifications. Review shop drawings and façade system submittals. Work directly with ownership, GC, and development partners. Required Qualifications Licensed Architect 10–15+ years experience in high‑rise, mixed‑use, or multifamily tower design. Demonstrated portfolio of projects 30+ stories with mixed‑use podiums. Expertise in Revit, BIM workflows, and high‑rise coordination. Strong understanding of redevelopment plans, zoning boards, and municipal approvals. Ability to produce Planning Board‑ready and construction‑ready architectural sets. Preferred Experience Senior housing or assisted living design. Retail podium integration and structured parking. TOD (Transit‑Oriented Development) or urban infill projects. Modular or prefabricated high‑rise systems. Experience with redevelopment zones and entitlement processes. What to Include in Your Application Portfolio of relevant high‑rise or mixed‑use projects.
