Experienced CPA / Forensic Accountant Needed for Damages Analysis and Valuation– Real Estate Development Litigation Description: We are seeking a highly experienced licensed CPA or forensic accountant with a strong background in commercial real estate development, municipal disputes, and legal support. The engagement involves preparing a comprehensive damages analysis for an active legal dispute between a real estate developer and a township related to a stalled or obstructed development project. The ideal professional will have deep expertise in real estate valuation, development economics, project feasibility, municipal permitting impacts, and litigation‑grade financial modeling. Work product , mediation, and expert review, use. Scope of Work Review all relevant project documentation, including: Development plans, pro formas, budgets, and financial models Contracts, agreements, timelines, and project milestones Analyze the financial impact of township actions on: Project delays Increased carrying costs Lost profits and lost development opportunity Diminution in project value Cost overruns attributable to municipal decisions Market‑supported valuation changes Build a litigation‑grade damages model, including: Benefit‑of‑the‑bargain calculations Scenario‑based financial impact modeling Discounted cash flow (DCF) analysis Comparable market analysis Prepare a written damages report suitable for: Legal counsel Mediation Expert witness review Potential court submission Provide supporting schedules, assumptions, methodologies, and citations Consult with legal counsel as needed throughout the engagement Required Qualifications CPA license 7+ years experience in litigation support, forensic accounting, or real estate damages analysis or valuation Demonstrated experience with real estate development projects, including land use, zoning, permitting, and municipal interactions Strong command of DCF modeling, project valuation, and development economics Ability to produce clear, defensible, litigation‑ready work product Excellent written communication skills Preferred Experience Prior work on disputes involving municipalities or townships Background in real estate development feasibility or construction finance Deliverables Comprehensive damages model (Excel or equivalent) Written damages report suitable for attorney Supporting schedules, assumptions, and valuation methodology Timeline For the right freelancer Budget Please provide: Hourly rate and/or Fixed‑fee proposal for: Document review Damages model Written report Sign a NDA,
