Overview: I run a land wholesaling operation in Florida and need a reliable VA to handle due diligence and light title research every time I get a property under contract. I need someone who can turn tasks around quickly and deliver clean, organized reports. Compensation: $40 per completed property — this covers the full due diligence report, title/deed summary, and drone photographer sourced $20 bonus if the complete package is delivered within 24 hours of assignment That's $60 per property if you move fast, and there will be consistent deal flow What You'll Be Doing: 1. Property Due Diligence Pull the property's current zoning designation from the county's website or planning department Research what can actually be built on the parcel under that zoning (single-family, mobile home, multi-family, agricultural use, etc.) Identify any overlays, flood zone designation, wetland flags, or environmental restrictions Confirm lot dimensions, acreage, and road access (paved vs. unpaved, deeded access vs. landlocked) Check whether utilities are available nearby (water, sewer, electric) Note any HOA, CDD, or special assessment districts tied to the parcel Compile all findings into a simple one-page summary I can review quickly 2. Title / Deed Research Pull the chain of title from the county clerk's records (typically the last 2–3 transfers) Identify the current deed type (warranty deed, quit claim, trustee's deed, etc.) Flag any recorded liens, judgments, code violations, or open permits Note if the property went through probate, tax deed sale, or foreclosure Identify any life estates, easements, or encumbrances on record Deliver a clean summary with links to or screenshots of the relevant documents 3. Find a Local Drone Photographer For each property under contract, find a drone photographer within reasonable distance who can shoot aerial photos and a short flyover video of the vacant lot Budget is $125 or under per shoot Get me a name, contact info, portfolio link (if available), and quoted price Bonus if you can schedule the shoot directly on my behalf What I'm Looking For: Experience with county property appraiser and clerk of court websites (Florida preferred, but I we will expand to other states) Comfortable navigating public records, GIS maps, and zoning portals Detail-oriented — I need accurate info, not guesses Strong written English so your reports are clear and easy to scan Responsive communication (Slack or email, same-day replies during business hours) Prior real estate VA or title search experience is a big plus but not required if you're a fast learner To Apply: Start your proposal with the word "LANDCHECK" so I know you read this.
