Webflow Developer for Website Migration

We are Telos Properties, a boutique residential property management company based in Culver City, CA. We are migrating our current Squarespace website to Webflow and need an expert developer to build the new site to a complete functional baseline. The design direction is clean, minimal, and tenant-first, inspired by brands like Invitation Homes and Greystar. Full design mockups, a brand style guide, a detailed page-by-page build guide, and an integrations guide will be provided on day one. You are building to spec, not designing from scratch. What You'll Receive on Day One • High-fidelity mockups of all 8 pages (HTML file, viewable in browser) • Brand style guide: colors, fonts (Fraunces + Inter), spacing, component specs • Step-by-step Webflow build guide with exact class names, CMS field definitions, and layout instructions • Integrations guide covering all third-party tools • Webflow project already created at telos-properties.design.webflow.com with fonts set • Full written brief for every page Required Integrations 1. Calendly — Tour Scheduling • Embed Calendly inline widget on Unit Detail page template • Calendly event URL will be provided; must be inline embed (not popup) 2. Property Management API — Unit Sync (Critical) • Connect Webflow CMS "Available Units" collection to our property management software via API or Zapier/Make • When a unit is marked vacant in our PM software, it should automatically appear on the website • We use [RentCafe / Yardi • If direct API integration is not feasible within scope, build a Zapier/Make workflow that syncs nightly 3. Chatbot Embed • Embed a chatbot widget (tool TBD — Tidio, Intercom, or similar) into the site footer/fixed position • Embed slot must be clean and not interfere with page layout • We will configure the chatbot content separately 4. Review Widget • Embed a Google Reviews auto-sync widget (EmbedSocial, Elfsight, or equivalent) • OR build a manual CMS-driven reviews display — either approach acceptable 5. Matterport • Embed Matterport 3D tour iframes in Unit Detail template • URL pulled dynamically from CMS field per unit 6. Contact / Lead Forms • Waitlist form, Investor inquiry form, Agent inquiry form • Submissions delivered via email notification (Webflow native) + optionally connected to a CRM via Zapier Technical Requirements • Built in Webflow Designer (we own the account) • Fully responsive: Desktop, Tablet, Mobile • Sticky navbar (position: sticky, top: 0, z-index set correctly) • CMS Collections built exactly per field specs above • Custom class naming convention provided in build guide (e.g. nav-wrap, nav-container, hero-section) • All brand tokens applied: colors, fonts, spacing per style guide • No third-party CSS frameworks (Tailwind, Bootstrap) — native Webflow classes only • Clean, commented structure so future developers can maintain • SEO: meta titles and descriptions set for each page, Open Graph tags on key pages • Favicon and basic meta setup • 404 page built • Forms tested end-to-end (submission → email notification confirmed) • Site tested at 1280px, 1024px, 768px, 375px breakpoints • Page load performance: avoid large uncompressed images, lazy-load images below fold What We Are NOT Looking For • Someone who will redesign or second-guess the provided mockups — you are building to spec • Developers who use page builder plugins or import templates • Proposals that skip the CMS or hardcode unit listings • Anyone who cannot provide a direct Webflow portfolio link Ideal Candidate • 3+ years of Webflow experience, ideally with real estate or property management sites • Strong portfolio showing CMS-powered sites (not just marketing pages) • Experience with third-party integrations: Calendly, Zapier/Make, review embeds • Communicates clearly in English, available during Pacific Time business hours for check-ins • Can work from a provided design spec without needing creative direction • Delivers clean, well-structured Webflow projects Nice to Have • Experience with property management API integrations (Yardi, RentCafe, AppFolio, Buildium) • Experience setting up AI chatbot tools (Tidio, Intercom, Landbot) • Familiarity with Webflow Optimize or Webflow Analyze
