About Us Tarek Buys Houses is a real estate investment company focused on generating motivated seller leads across multiple markets. We currently have Meta advertising campaigns running and are actively spending on Facebook and Instagram, but we believe our account is significantly under-optimized. We are looking for a senior Meta Ads expert who can immediately audit our account, identify issues, implement fixes, and help us scale profitably. This is not a role for a beginner or someone who only launches ads. We need someone who deeply understands Meta's algorithm, attribution, conversion tracking, lead quality, and real estate lead generation. Current Situation Our campaigns are live, but we believe there are major issues with campaign structure, optimization, and tracking. Some of the challenges we've identified: Campaigns optimized for Landing Page Views instead of Leads Very low landing page conversion rates (~0.13%) Potential CRM tracking gaps between Meta and GoHighLevel Pixel reporting significantly more leads than our CRM captures No Conversion API feedback loop for qualified leads Manual budget allocation instead of allowing Meta to optimize spend Limited creative testing and refresh cycles No systematic A/B testing of landing pages or Instant Forms Limited use of Meta's Advantage+ features Current performance example: ~$2,866 spend 2 leads recorded in CRM ~$1,433 cost per lead However, lead quality appears promising, with at least one lead progressing toward escrow. We believe there is substantial upside if the account is properly structured and optimized. What We Need You To Do Phase 1: Audit Conduct a complete audit of: Meta Business Manager Ad Account structure Pixel implementation Conversion API (CAPI) Event setup and prioritization CRM integrations (GoHighLevel) Attribution settings Campaign objectives Audience setup Creative performance Landing page conversion flow Phase 2: Fix & Implement Implement improvements including: Restructuring campaigns if needed Moving to Lead Generation optimization Setting up or improving CAPI Ensuring qualified lead feedback loops Improving event tracking accuracy Diagnosing CRM data loss Testing Instant Forms vs landing pages Improving creative testing frameworks Establishing scaling rules and optimization processes Phase 3: Ongoing Optimization Help us: Improve cost per qualified lead Increase conversion rates Feed offline conversions back to Meta Scale winning campaigns Identify wasted spend quickly Required Experience You MUST have experience with: Meta Ads for lead generation Real estate or home services advertising Meta Pixel and Conversion API GoHighLevel integrations Offline conversion tracking Attribution troubleshooting Campaign restructuring and scaling Ideal Candidate We're looking for someone who can answer questions like: Is our Meta data accurate? Why are leads disappearing between Meta and CRM? Is Meta optimizing for the right event? Are we feeding Meta enough quality signals? How should this account be structured for scale?
