Job Title: Wholesale Real Estate Leader / Hot Closer Job Description: We are hiring a real wholesale real estate closer. This is not a cold caller role. This is not a basic follow-up role. This is not an outreach assistant role. We need a wholesale leader who knows how to close deals, manage hot opportunities, understand acquisitions and dispositions, and help us get real business done. We are looking for someone who has been inside real estate wholesaling and understands how money is made in the business. If you know how to speak with motivated sellers, structure profitable offers, negotiate, work with buyers, move deals through the pipeline, and help build a strong wholesale team, we want to talk to you. About The Role: Your role is to help us close wholesale real estate opportunities and build a serious wholesale operation. You will not just be making calls. You will not just be sending follow-ups. You will not just be updating a CRM. You will be helping move real deals forward. You should understand: * Acquisitions * Dispositions * Seller negotiation * Buyer relationships * ARV * MAO * Repair estimates * Assignment fees * Deal flow * Contracts * Pipeline management * Closing psychology We need someone who can think like a leader, not just an assistant. Responsibilities: * Manage hot wholesale real estate leads * Speak with motivated sellers and move them toward a signed agreement * Analyze real estate deals and understand the numbers * Help calculate offers, ARV, repairs, MAO, assignment potential, and profit margins * Negotiate with sellers professionally * Coordinate acquisition and disposition activities * Work with buyers, investors, and internal team members * Help move deals from lead to contract to close * Help build acquisition and disposition systems * Help train or manage future cold callers, follow-up reps, junior closers, or disposition reps * Track all deal activity inside CRM or spreadsheets * Report daily pipeline status, hot opportunities, blockers, and next steps * Bring ideas to improve the wholesale process Who We Want: We want someone who is sharp, disciplined, confident, and experienced. You should be able to look at a deal and understand if it makes sense. You should be able to speak with a seller and control the conversation. You should be able to work with buyers and understand how to move a deal. You should be able to help build the team, not just work inside the team. We want someone who has helped make money in wholesaling before. Requirements: * Real experience in real estate wholesaling * Experience with acquisitions and/or dispositions * Proven ability to close or help close wholesale deals * Strong English communication skills * Ability to speak with U.S.-based sellers, buyers, and investors * Understanding of ARV, MAO, repairs, assignment fees, contracts, and deal flow * Strong negotiation and objection-handling skills * Ability to work full-time * Comfortable with Upwork time tracking * Comfortable joining interviews with camera on * Organized with CRM, spreadsheets, pipeline tracking, and daily reporting * Able to think independently and solve problems * Leadership mindset This Role Is Not For You If: * You are only a cold caller * You are only a follow-up assistant * You have never worked inside real estate wholesaling * You do not understand acquisitions and dispositions * You cannot explain deal numbers * You cannot negotiate with sellers * You need constant supervision * You are not comfortable working full-time * You are not comfortable with time tracking * You cannot join the interview with your camera on * You are not serious about helping close profitable deals Compensation: Hourly rate: $4–$6/hour through Upwork This is a full-time role.
