Experienced Accountant for Cleanup Project (QuickBooks)

We own rental properties and a small business, and need a highly skilled accountant to bring both sets of books current and clean. This is a defined, project-based engagement — not ongoing monthly work. **The work falls into two buckets:** 1. **Rental properties — catch-up.** I have a mix of short-term (STR) and long-term (LTR) rentals that need bookkeeping caught up from [start month/year] through present: categorizing income and expenses, reconciling accounts, and organizing everything so it's clean and tax-ready. Experience with both rental types is important — STR platforms (Airbnb, VRBO) and how their income, fees, and payouts flow, as well as standard LTR rent, deposits, and expense tracking. 2. **Luxe Cleaners (dry cleaning & laundry business) — cleanup.** Existing books need review and cleanup: correcting miscategorized transactions, reconciling, and getting the chart of accounts and reporting into reliable shape. **Requirements:** - Strong accounting background with a track record of catch-up and cleanup work specifically — behind or messy books, not just maintenance - Proficiency in **QuickBooks** (this is what I use) - Experience with rental property accounting (both STR and LTR) and small service/retail business accounting - Clear communicator who flags issues proactively **To apply, please include:** - A brief note on your catch-up/cleanup experience - Your experience with rental property books (STR and LTR) and small business cleanup - Your fixed project rate (or hourly with an estimate) and rough turnaround - Any relevant examples of similar work
