Los Angeles Commercial Business Launch Consultant / Owner’s Representative

I am in the early planning stages of launching a small hospitality-related business in the Los Angeles area. The concept will involve leasing a small commercial space that customers can reserve for private experiences and gatherings. It will be an intimate, design-focused business rather than a large venue, restaurant, bar, or nightclub. I am looking for an experienced hospitality consultant, commercial project manager, or owner’s representative who can guide the project from concept and property search through permitting, business setup, and opening. I am not looking for general business coaching or a business plan only. I need a hands-on consultant who can tell me what needs to happen, help me find and evaluate the right commercial space, coordinate the appropriate professionals, and manage the overall launch process. Additional information about the concept, budget, and intended operations will be shared privately with shortlisted candidates. The consultant should be able to assist with: Defining the requirements for the right commercial space Helping identify suitable Los Angeles neighborhoods and properties Coordinating with a commercial real estate broker Evaluating potential properties before I sign a lease Reviewing zoning, approved use, Certificate of Occupancy, permit history, parking, accessibility, occupancy, restroom, exit, and fire-safety requirements Identifying potential change-of-use or construction issues Determining which permits, registrations, inspections, and approvals may be required Coordinating a commercial attorney, accountant, insurance broker, architect, permit expeditor, contractor, and other specialists as needed Creating a realistic startup budget, operating budget, and launch timeline Assisting with business formation, insurance, banking, bookkeeping, contracts, policies, payment systems, and operational procedures Helping prepare the business for opening and customer bookings The consultant does not need to personally provide legal, tax, architectural, or other licensed professional services. However, they should understand what is required and be able to coordinate those professionals on my behalf. The ideal candidate has experience with: Small hospitality or customer-facing businesses Event spaces, studios, boutique venues, restaurants, wellness concepts, coworking spaces, or similar businesses Los Angeles commercial property searches and site selection Pre-lease property feasibility and due diligence Los Angeles zoning and commercial permitting LADBS, Los Angeles City Planning, LAFD, and related agencies Commercial business launches from concept through opening Acting as an owner’s representative or primary project manager Creating startup budgets, operational systems, and launch plans Los Angeles or Southern California experience is strongly preferred.
