*Project Overview: * I am looking for an efficient Real Estate Data Researcher to extract a comprehensive list of all gulf-front property owners on the Charlotte County side of Manasota Key, Florida, and skip-trace their contact information including cel phone and email address. *The goal is to build a highly accurate direct-mail and direct-outreach list of owners along the Gulf of Mexico (Single Family, Multi-Family, and Vacant Land) along N. Manasota Key Rd / N. Beach Rd down to Stump Pass Beach State Park. EXCLUDE condominiums. *Scope of Work: * Parcel Extraction: Access the Charlotte County Property Appraiser (CCPA) GIS Map or use real estate data software (PropStream, BatchData, etc.) to identify all parcels directly bordering the Gulf of Mexico on Manasota Key in Charlotte County. *Owner Data Collection: For every parcel, collect: *Parcel ID / Folio Number *Site Property Address * Site lot or land square footage * house square footage (if not land) *Owner Name(s) on Record *Primary Owner complete Mailing Address (address, City, State, Zip) *Property Use Code / Type (Single Family, Condo, Land, etc.) *Entity Unmasking (Sunbiz / LLC Lookup): For any properties held in an LLC or Corporate Entity name, search Sunbiz.org (Florida Division of Corporations) to find the primary Managing Member / Officer name and their direct mailing address. *Skip-Tracing (Phone & Email): Run the extracted owner names and mailing addresses through a reliable skip-tracing tool/database (e.g., BatchData, TraceEmail, PropStream, SkipMatrix, etc.) to append: *Owner Phone Number(s) (Mobile preferred) *Owner Email Address(es) *Delivery: Format and deliver the final dataset cleanly in a structured Google Sheet or Excel CSV file. *Requirements: *Experience with Florida county property appraiser websites, GIS maps, or real estate data platforms (PropStream/BatchData). *Access to a quality skip-tracing software/service to pull phone numbers and email addresses. *High attention to detail (ensuring out-of-state mailing addresses and unmasked LLCs are accurate). * Quick turnaround (1–2 days). *Screening Questions: * Have you extracted parcel data from Florida County Property Appraisers or GIS systems before? - What skip-tracing tool or software will you use to pull owner phone numbers and email addresses? * How do you handle looking up beneficial owners behind an LLC or Trust on Sunbiz.org?
