Bookkeeper Needed – Real Estate Investment & Property Management (QuickBooks) Job Type: Contract / Part-Time, Ongoing Location: Remote Software: QuickBooks (Online or Desktop – specify which) About Us We operate two related businesses: Flips and Wholesales – a real estate investment company focused on property flips and wholesale deals Long term rentals – our residential rental property management company We're looking for an experienced bookkeeper to bring both sets of books current and then maintain them on an ongoing basis. The Work Phase 1: Catch-Up (One-Time Project) Reconcile and bring QuickBooks up to date for both companies from mid-2023 through present -Categorize and reconcile bank and credit card transactions Properly classify flip/wholesale deal transactions (acquisition costs, rehab costs, closing costs, sale proceeds, etc.) -Set up and reconcile rental income, owner draws, security deposits, property-level expenses, and mortgage/escrow entries for PGH Property -Reconcile bank, loan, and credit card accounts to statements -Identify and correct any miscategorized or duplicate entries -Provide a summary of corrections made and a clean, reconciled starting point for ongoing bookkeeping Phase 2: Ongoing Maintenance Log in every 3 weeks to: Import and categorize new transactions Reconcile bank and credit card accounts Reconcile property-level books (Rental Company) Track flip/deal-level costs and profitability (Flips and Wholesale Company) Flag any unusual transactions or questions for our review Keep both sets of books audit-ready and tax-ready at all times What We're Looking For: -Proven experience with QuickBooks -Experience with real estate bookkeeping — ideally both real estate investment/flipping and rental property management -Detail-oriented, organized, and able to work independently -Strong communication — able to explain what was done and flag issues clearly -References or examples of similar catch-up projects a plus To Apply, please send: -A brief description of your experience with real estate bookkeeping (flips/wholesale and rentals) -Your familiarity with QuickBooks -Your rate (hourly or flat project rate for the catch-up phase, plus your rate for the ongoing 3-week maintenance work) -Availability to start We're looking to get started as soon as possible and build an ongoing working relationship for monthly/recurring bookkeeping support.
