Our founder, lisa wise, established this environment to act as a shield for local property owners, balancing high-touch care with deep regulatory expertise. We are looking for an independent Lead Generation and Outbound Email Specialist to own our competitor-to-boutique transition pipeline. This is an ongoing, long-term freelance partnership with a competitive base rate and significant upside for performance. The Scope of WorkYou will be responsible for both the analytical research phase and executing the direct outbound email outreach through our provided systems. Phase 1: Competitor Property ResearchIdentify active residential rental listings in Washington, DC, posted by third-party corporate management companies. Log property details (address, list price, days on market, listing URL) into a shared tracker. Phase 2: Public Records & Ownership MappingCross-reference property addresses with Washington, DC public property tax and business registries. Extract the legal owner's name and mailing address. For properties registered under LLCs, identify the managing members or principal officers behind the entity. Phase 3: Contact Retrieval & OutreachUtilize industry-standard research methods to locate verified personal email addresses for these property owners. Manage and execute direct, highly professional outbound email sequences using our provided internal systems. Phase 4: Inbox Management & CoordinationMonitor the outreach inbox daily, reply to basic inquiries using our provided templates, and seamlessly hand off warm leads to our local DC leadership team. RequirementsProven experience researching real estate platforms (Zillow, HotPads, etc.). High level of comfort searching US public records and corporate registries (DC registry experience is a plus). Experience with skip-tracing and finding verified B2B/property owner contact details. Exceptional, highly professional written English communication skills.Familiarity with cold email outreach systems and managing daily email deliverability.Project Terms & CompensationHourly Rate: $15.00 – $25.00/hour (depending on experience) capped at 10 to 15 hours per week to start. Contract Conversion Bonus: In addition to the base hourly rate, we offer an attractive, performance-based bonus for every warm lead you generate that successfully converts into an active, signed management contract with our firm.First Project Milestone: This contract will begin with an initial defined milestone to research, trace, and initiate email outreach to a pilot list of 100 properties. "Note: All payments, including base hourly rates and lead conversion bonuses, will be processed securely through the Upwork platform."
