I work two sides of the same skill set: buy-side M&A advisory for people acquiring ecommerce and lower-middle-market businesses, and CRE underwriting and financial modeling for investors evaluating real estate deals. Both come down to the same question: is this asset worth what they're asking, and what's the model that proves it? I help buyers evaluate acquisition targets in the $500K to $3M range, mostly ecommerce businesses. That means building the financial model, stress testing the seller's numbers, structuring the offer, and walking through diligence so you're not finding the problems after you've wired money. On the CRE side, I underwrite deals the way an institutional acquisitions team does, because I spent two years inside one.
