That's the work I do. I build, verify, and skip-trace off-market property lists for investors who buy directly from owners. What makes my research different is that I've been the buyer. I built these exact lists for my own acquisitions, tax-delinquent and absentee-owner deals I sourced, negotiated, and closed myself. When accuracy is your own marketing budget, you learn to verify everything. What I deliver: Owner lists built from stacked distress signals, the indicators that precede a sale: pre-foreclosure, probate, tax delinquency, code violations, liens, debt maturity, out-of-state and long-hold owners, failed listings, LLC dissolutions Entity unmasking: most investment property is held in LLCs, so I trace ownership through Secretary of State filings to the actual decision maker, not a registered agent Skip tracing with verified phone and mail contact (BatchSkipTrace), deduplicated against your existing lists DNC scrubbing and TCPA-aware list hygiene for outbound-ready data Clean, consistent spreadsheets: one row per property, signal source documented, ready for your dialer or mail house A note on what I won't promise: motivated sellers.
