I am a highly experienced commercial mortgage banker, underwriter, analyst, and former senior bank executive located in Richmond, VA with an extensive background in all aspects of commercial real estate analysis, loan underwriting, and lending. My expertise is the result of 35 + years' experience working as a Banking Executive/Senior Vice President for a number of different, well-known banks such as the former Wachovia Bank, Regions Bank, and RBC Centura, just to name a few. During the course of my career, I have placed loans, either directly through the banks that I have worked for, or through other third-party institutions, such as major Wall Street firms, large life insurance companies and other third-party bank and private specialty lenders. Individual transaction sizes have ranged from $1MM up to $100MM+, although my typical deal size range has been $10MM to $100MM+. I have placed loans on apartments, offices, retail and industrial buildings, as well as hotels, self-storage facilities, mixed-use properties, and others. Uses of Funds for these various project types have ranged from simple refinances, to acquisition of such property types with value-add renovation opportunities, to other needed capital stack restructuring. Borrower clients have included both small and large private developer/owners, as well as publicly traded companies and REIT's, such as Wheeler REIT (a grocery-anchored shopping center owner that trades on NASDAQ) and also for United Dominion Realty Trust (UDRT), at one point the largest multi-family project owner in the country.. Consequently, over the course of my career, I have raised / placed more than $2 Billion, and I continue to do this type of work today for both private, as well as publicly traded and other institutional clients on a private consulting basis. The various types of funding that I continue to raise on my own include Senior Debt (through either traditional banks or through private "Stretch Senior" lenders), Mezzanine Debt, Pref Equity, LP money, and also GP or co-GP monies for new and existing commercial projects as well. As a result of my background, I possess a high level of skills in a number of areas related to commercial real estate finance: 1. Property Financial Analysis and Modeling, including such aspects as Sources and Uses, Capital Stack modeling, In-Place or Stabilized UW analysis, Construction Budget Analysis, and IRR Project Analysis, and more. 2. Loan Structuring & Underwriting 3. Loan Placement 4. Loan Closing I also have an extensive and deep level of computer skills with respect to Excel, Word and PowerPoint, with some additional experience in Argus and other related specialty programs as well. Recent / Current Projects: 1. $98MM for a proposed 8-story project in Virginia Beach, VA comprising 131 High End Condo Units, 1st Floor Commercial space and a 250 space 8-Story parking deck. 2. $21.7MM in Senior Financing and $5MM in Pref / Mezzanine Financing on Multi-Family in Buckhead, GA 3. $5.1MM on the Acquisition of 2 Suburban Office properties in GA and TX 4. $143MM for a portfolio of Grocery-Anchored Shopping Centers 5. $105MM for a proposed new construction 330,000 SF Shopping Center near Austin, TX With respect to my educational background, I am a 1982 graduate of the University of Virginia (B.A Political Science), and I pursued my Masters in Business, with a concentration in Real Estate and Urban Land Development at Virginia Commonwealth University from 1986-1991. Overall, I have been in commercial real estate banking/lending since 1990. Prior to starting my graduate work in 1986, I performed Market and Feasibility Analysis work on proposed new construction projects from 1983-1986, while working for a Richmond-based feasibility consulting firm. I also worked briefly for a Virginia-based commercial real estate appraisal firm as well from mid-2017 to late 2020, doing appraisal work. As part of that work, I took and passed all required training regarding USPAP. ("Uniform Standards of Professional Appraisal Practice". These standards are set by the national oversight body for all appraisers, The Appraisal Institute). Given my broad and deep background in all aspects of commercial real estate analysis and underwriting, I would be glad to assist you with any such related work for any real estate project that you may be working on. Furthermore, I always do my best to be reasonable on the fees I charge, and depending on the complexity of each assignment, I am typically able to complete most work in 1-3 days. (Although time frames to complete larger, more complex assignments vary on a case-by-case basis and could take longer). And lastly, I am always willing to talk. So please feel free to reach out to me if you have any questions, or simply wish to discuss your specific project. I look forward to a chance to speak with you and to learn more about your assignment!

Institutional real estate underwriting and financial modeling, delivered on tight timelines. 10+ years on the institutional side: Investment Banking at Credit Suisse, then VP roles in Investments and Portfolio Management at Brookfield, with $40B+ transacted. Top Rated on Upwork, 100% Job Success. That experience spans an $11.4B public REIT privatization, a $3.5B life science portfolio sale, a $1.2B self storage acquisition, a $1.3B retail foreclosure and turnaround, and a ~170-asset corporate model I built from scratch for a public REIT. I build the underwriting most people can't, or won't, on the timeline you need it. Often that means rebuilding the returns live on a call while your capital partner pushes back from the other side. Asset breadth: multifamily, retail, industrial, office, life science, self storage, hospitality, student housing, NNN, mixed-use. What I do: - Build institutional-grade Excel models, from quick LOI underwrites up to 200+ asset corporate models with tiered waterfalls tied to the legal docs, so your model IRR matches your lawyer's. - Negotiate loan workouts and lender discussions with relationship lenders and special servicers. - Develop market theses and ranking systems for micro-markets using Green Street, CoStar, Placer, REIS, AxioMetrics, RedIQ, Bloomberg, and US Census data. - Use Python and SQL for portfolio-scale data work where Excel runs out of room. I work as an extension of senior teams. Sponsors and allocators bring me in when deal flow exceeds their bench, or when a deal has structural complexity that doesn't fit their template. These are the deals where getting it wrong costs you millions, or has you raising on the wrong terms. Reach out about a specific deal, or to scope an ongoing engagement.

I help real estate developers, investors, nonprofits, and business owners turn complex ideas into well-executed projects. My background began as a General Partner and Director of Investor Relations for an affordable housing investment firm, where I worked across analysis, capital raising, investor communications, and development strategy. Today, I work as an independent consultant, advising clients on financial modeling, business plans, feasibility studies, capital strategy, grant funding, market research, and project execution. I've supported projects across the U.S. and internationally, from affordable housing and mixed-use developments to healthcare, hospitality, nonprofit facilities, and community-focused initiatives. Whether I'm reviewing an acquisition, preparing a lender-ready business plan, building a financial model, or helping secure funding, my focus is always the same which is to provide practical, well-supported work that helps clients make confident decisions. Clients hire me because I don't just complete deliverables, I ask the right questions, challenge assumptions when needed, communicate clearly, and treat every project like it's my own! Areas I specialize in include: - Real Estate Financial Modeling & Underwriting - Business Plans & Feasibility Studies - Capital Raising & Investor Materials - Grant Development & Funding Strategy - Market Research & Due Diligence - Project & Development Consulting If you're looking for someone who understands both the numbers and the bigger picture, I'd be happy to help.

With three decades of real estate experience and $22B+ underwritten across 38K residential units, 1.4K hotel keys and 13.5M commercial SF, I help institutional teams, proptech platforms and growing operators make faster, clearer, more defensible decisions. Typical engagements include acquisition and development underwriting, GP/LP waterfalls, pro forma modeling, assumption validation, IC‑ready packages and fund or portfolio stress testing. I connect strategy → underwriting → modeling → diligence as one system, applying institutional-grade judgment at each step: strategy sets direction, underwriting defines the logic, modeling expresses it, and diligence confirms it. That perspective is built on full‑cycle institutional experience, advanced Excel modeling fluency and early, sustained technology awareness — from GE Six Sigma A&D workflows and policy/process development to CRM workflow design for post‑GFC SFR platforms and proptech collaboration on AI‑assisted homebuilding, underwriting, site planning and diligence systems. Select transactions are included in the Notable Projects PDF in the Portfolio section.
