I am looking for a property management mentor to help me build a professional operating system for a small but growing affordable housing portfolio that serves vulnerable people. This is not just a normal rental business. I am a newer affordable housing developer in Washington State, and my company currently manages 22 units, with more in the pipeline. Eighteen of these units serve homeless survivors of domestic violence under long-term affordability restrictions. Several other units serve families at or below 50% AMI. This work matters deeply to me. I see it as a calling and an important community mission. But operationally, I need help. I am not a natural operator, and my property management systems are not yet where they need to be. I need someone experienced who can get on the phone with me weekly, look at my actual situation, ask the right questions, and help me become a better property manager/operator. This is not a full-service property management role. I am looking for a mentor/advisor who can help me understand what to do, what to review, what to delegate, and how to build systems that my remote assistant and I can execute. Current situation: -22 units currently under management -Affordable housing / mission-driven housing focus -Housing for homeless survivors of domestic violence -Other units serving families at or below 50% AMI -More units in the development pipeline -Remote property management assistant available to help with admin tasks -Partially transitioned to Buildium (some units still on Avail) -Mix of check payments and electronic payments -No clean integrated bookkeeping workflow yet -Multiple entities and bank accounts -State/county/funder requirements to track -Nonprofit partner involved in tenant referrals/support -No complete SOP library yet -No reliable operating calendar yet The areas where I most need help: -Buildium setup, cleanup, workflows, and reporting -Property management bookkeeping workflows -Rent collection systems -Tenant ledger review -Delinquency tracking -14-Day Pay or Vacate Notice preparation workflow under owner direction -Monthly reports I should be reviewing -Operating calendar -Compliance calendar -Nonprofit partner communication rhythm -SOPs and checklists -Clear weekly task assignments for my remote assistant -General property management best practices I especially need practical help understanding the financial/bookkeeping side of property management: tenant ledgers, rent roll, deposits, bank reconciliation, property-level reporting, owner/entity accounting, security deposits, unpaid balances, and monthly closeout routines. Buildium experience is strongly preferred. Experience with AppFolio, Rent Manager, Propertyware, QuickBooks, Avail, or similar systems may be acceptable if you are strong in property management accounting and can become useful in Buildium quickly. Possible working structure: I am open to discussing the best structure for this engagement. A good starting point may be a paid diagnostic sprint where you review my current setup and help identify the highest-priority fixes. After that, I would be interested in ongoing weekly mentoring/advisory support if the fit is strong. A useful engagement might include: -Phone or Zoom calls -Review of my current Buildium/property management setup -Review of the most urgent property management issues -Review of key reports or workflows -Clear assignments for me and my remote assistant -Templates, checklists, SOPs, or operating calendar improvements -Practical guidance on what to fix first, second, and third Ideal candidate: -Experienced in residential property management operations -Strong with property management bookkeeping/accounting workflows -Buildium experience strongly preferred -Comfortable getting on phone/Zoom calls -Able to explain things clearly and patiently -Practical, organized, and direct -Able to help a newer owner/operator impose order on chaos -Comfortable creating SOPs, checklists, calendars, and task systems -Comfortable working with and helping structure a remote assistant’s work -Mission-aligned and interested in housing vulnerable populations -Bonus: affordable housing, nonprofit housing, AMI-restricted housing, HUD, HOME, HTF, LIHTC, fair housing, domestic violence survivor housing, or grant-funded housing experience

We're an early-stage nonprofit startup developing an original illustrative novel that blends art, storytelling, and social commentary. At the center of the story is an unlikely hero—a social justice lawyer who also happens to be a spider monkey. Rather than relying on traditional comic panels, the novel is woven together with expressive sketches that feel as though they've been pulled directly from the pages of his sketchbook. We're looking for 1–2 illustrators to define the visual language of this world. Whether you're currently studying illustration, fine art, animation, or simply filling sketchbooks every day, we'd love to see your work. Two Sketch Illustration Roles Sketchbook Artist Our protagonist constantly sketches what catches his attention throughout the city. These illustrations are drawn from his point of view, capturing observations rather than telling the story directly. Subjects may include: —Interesting people —Everyday objects —Architecture —Street scenes —Curious moments —Unexpected encounters Because these pages are drawn from the protagonist's perspective, he never appears in these sketches. We're looking for artwork that feels immediate—as if someone stopped for a few minutes and sketched whatever inspired them. Story Illustrator This role focuses on illustrating important scenes throughout the novel. Unlike the sketchbook pages, these illustrations depict moments where the protagonist actively participates in the story. These pieces should strengthen the emotional tone of the narrative while remaining expressive and sketch-driven. Our Visual Direction We're looking for artists who embrace expression over perfection. We love artwork that feels: —Raw —Expressive —Loose —Energetic —Textured —Emotional —Imperfect —Observational —Full of movement We're not looking for polished superhero comics, clean vector art, or highly rendered digital painting. Instead, we're searching for illustrations that feel spontaneous, human, and alive—work with personality that leaves room for the viewer's imagination. What we're looking for: —Strong traditional drawing skills —Confidence working with pen, pencil, or ink —Expressive line work —An eye for storytelling and visual composition —Ability to interpret written scenes into compelling illustrations Professional experience isn't required. Originality, curiosity, and a distinctive artistic voice matter far more than an extensive résumé. Deliverables —Black-and-white illustrations —Pen, pencil, or ink artwork —High-resolution digital files (scanned or digitally created) —Small vignette illustrations, notebook sketches, and scene illustrations —Flexible assignments based on each chapter Compensation This is a paid freelance opportunity. As an early-stage nonprofit startup, we're working with a modest budget, but we're committed to compensating our collaborators fairly within our means. For the right artist, we hope this grows into an ongoing creative collaboration as the project evolves. How to Apply Please include: —Portfolio, website, or Instagram —3–5 examples of expressive sketches or ink drawings —A few sentences about yourself and your artistic approach Let us know whether you're interested in the Sketchbook Artist, Story Illustrator, or both roles. If you're the kind of artist who carries a sketchbook everywhere, fills pages because you can't help yourself, and believes that imperfect lines often tell the strongest stories—we'd love to hear from you.
