Project Overview We're looking for a licensed architect (or architecture firm) to lead concept and schematic design for two separate projects in the Tampa Bay area of Florida — a residence in Hillsborough County and a commercial building in Hernando County. We'd prefer to work with one firm across both projects for consistency and a single point of contact, but we're open to strong candidates who specialize in just one of the two building types. This is a design-phase engagement: concept development through schematic design. Construction documents, permitting, and engineering coordination will be scoped separately once we've landed on a direction we love. Project 1: Coastal Contemporary Residence Location: Hillsborough County, Florida Size: Approximately 5,000 square feet Style: Coastal contemporary — we want the home to resemble other coastal contemporary homes built along Florida's coastlines: clean modern lines, natural materials, and an emphasis on connecting indoor and outdoor living. Key design priorities: Expansive outdoor living — pool/lanai integration and ideally a rooftop deck or elevated outdoor terrace Design sensitive to flood zone requirements typical of coastal Florida construction (elevated/piling foundation considerations) A layout that takes advantage of views and outdoor entertaining space We have a clear point of view on the look and feel we want and are looking for an architect who can take our references and direction and translate them into buildable, beautiful plans — not someone starting from a blank page. Project 2: Commercial Flex Space Building Location: Hernando County, Florida Size: Approximately 3,000–4,000 square feet Use: Commercial flex space (mixed light-industrial/office/warehouse use — happy to discuss specific tenant/use requirements with the right candidate) We need help developing a functional, code-compliant site and floor plan concept appropriate for this building type and Hernando County zoning. Scope of Work (this engagement) Initial consultation to understand our vision, site conditions, and local zoning/code constraints Concept design and space planning Schematic design drawings (floor plans, elevations, and massing/exterior concept) Revisions based on our feedback (please note how many rounds of revisions are included in your proposal) Recommendations on any additional consultants (structural, civil, MEP) we'll likely need for the next phase Not included in this phase: full construction documents, permit submittal, structural/MEP engineering, or construction administration. The AI-First Mandate (The "Secret Sauce") - LLM Integration: Design the architecture for integrating LLM APIs (Anthropic Claude, OpenAI) directly into the client-side application, handling streaming responses, function calling, and token management. - Code Generation & Refactoring: Utilize AI agents to generate boilerplate, complex Redux/Recoil slices, and Zod validation schemas. - Prompt Engineering: Lead the team in writing system prompts that are deterministic and version-controlled, moving beyond "trial and error" to rigorous prompt testing. - Spec-Driven Development: Implement a "Spec-First" approach.
