Mortgage Loan Originator We are seeking an experienced, highly motivated Mortgage Loan Originator to originate commercial real estate and residential investment mortgage loans nationwide. This is a production role for someone who knows how to develop relationships, identify viable transactions, structure financing opportunities, and move borrowers from initial conversation through closing. We are building a technology-driven origination platform designed to eliminate much of the administrative work that traditionally slows mortgage originators down. What You’ll Originate Commercial Real Estate * Multifamily * Mixed-use * Retail * Office * Industrial and warehouse * Self-storage * Hotels and motels * Medical properties * Senior housing * Student housing * Other income-producing commercial real estate Residential Investment Real Estate * DSCR rental loans * Single-family investment properties * 2–4 unit investment properties * Fix-and-flip financing * Ground-up residential construction * Rental portfolios * Purchase and refinance transactions * Cash-out refinances RPC does not originate owner-occupied consumer residential mortgages. Our residential platform is focused on business-purpose investment real estate financing. What You’ll Do * Prospect and develop relationships with real estate investors, property owners, developers, brokers, attorneys, CPAs, real estate professionals and other referral sources * Generate new commercial and residential investment mortgage opportunities * Quickly determine whether a transaction fits RPC’s lending programs * Structure transactions based on LTV/LTC, DSCR, borrower credit, property cash flow, experience and exit strategy * Present borrowers with financing options and indicative terms * Convert qualified opportunities into accepted quotes and applications * Maintain consistent borrower and referral-source communication * Coordinate with RPC’s underwriting and processing teams * Keep opportunities and borrower activity current within RPC’s CRM * Manage your pipeline from initial qualification through funding * Develop repeat borrowers and referral relationships * Consistently achieve monthly and quarterly production targets What RPC Provides We want originators originating—not spending their day doing administrative work. RPC provides a centralized platform supporting: * CRM and pipeline management * Automated borrower intake * Loan qualification workflows * Underwriting support * Loan processing * Document collection and tracking * Automated borrower follow-up * Marketing infrastructure * Lead management * Deal-status tracking * Commercial and residential investment loan programs * Centralized lender and capital relationships Our objective is simple: give strong originators the infrastructure necessary to close more loans with less friction. Ideal Candidate We’re looking for someone who can produce. Preferred candidates will have: * Mortgage, commercial banking, private lending, real estate finance or business-development experience * Existing relationships with real estate investors, commercial property owners or referral partners * Strong outbound prospecting ability * Understanding of commercial real estate or investment-property lending * Ability to discuss LTV, LTC, DSCR, NOI, debt yield, cap rates and property cash flow * Strong communication and relationship-management skills * Ability to manage multiple transactions simultaneously * High level of personal accountability * Comfort working within a technology-driven sales environment Existing production and a transferable network are significant advantages. Compensation Base Salary + Commission RPC offers a performance-driven compensation structure designed to reward originators who consistently generate and close business. Compensation may include: * Competitive base salary * Commission on funded transactions * Higher commission tiers for increased production * Additional economics for appropriately priced transactions * Significant upside for high-volume originators Specific compensation will depend on experience, existing production and demonstrated ability to generate business. What Success Looks Like A successful RPC originator doesn’t simply collect leads. You are expected to: Prospect → Qualify → Quote → Convert → Close → Build the Relationship → Generate Repeat Business The goal is to develop a recurring book of borrowers and referral partners capable of producing transactions year after year. Who Should Apply This position is particularly well suited for: * Commercial mortgage originators * Mortgage brokers * Commercial bankers * Business bankers * Private lenders * DSCR/investor mortgage originators * CRE debt brokers * SBA or business-development officers with strong real estate relationships * Experienced mortgage professionals who want access to a broader lending platform If your business model depends entirely on waiting for inbound leads, this is probably not the right position. If you know how to find borrowers, build relationships, structure transactions and close, RPC can provide the platform and infrastructure behind you. About Riverside Park Capital Riverside Park Capital is a real estate finance platform focused on providing financing solutions to commercial property owners and residential real estate investors. RPC combines lending relationships, underwriting expertise, technology and centralized processing to create a more efficient financing process for borrowers and originators. Our focus is straightforward: Find good transactions. Structure them correctly. Execute quickly. Close loans. Build long-term relationships.

I'm testing software that reads contractor spreadsheets, and I need real examples of how bookkeepers actually set them up. What I'm after is one finished job. Not an active project, something already closed out. Whatever you kept for it: job costing, WIP schedule, G702/G703 pay app, T&M billing, certified payroll, plus how you logged labor and payments to subs. If you also have change orders, POs, invoices, receipts, or lien waivers from that job, send those too. You can send me either: 1. The real files with names swapped out (clients, vendors, employees, projects, addresses). Leave the layout, tabs, formatting, and file names exactly how they are. Send them in whatever format you actually saved them in, xls or xlsm is fine, please don't convert anything. Messy is better than cleaned up. 2. Samples you build in the same layout you'd use for a real client. A few things that are especially useful to me: - More than one month or more than one file from the same job, so I can see how you carry things forward - Sheets in Spanish or any language other than English - Anything not in US dollars, or using European number formatting - Labor or crew tabs, whatever you happen to call them $30 per file. Happy to take several from you if the layouts are different from each other. I only use these to test the software, I don't share them with anyone, and I delete them within 90 days. Quick to do, quick payment. Answer the questions below and I'll get back to you.

We create tailored datasets that train and evaluate legal AI. You'll label and structure legal text — following detailed guidelines set by our supervising attorney — turning real court opinions into clean, accurate data. It's flexible, remote, and a great fit alongside law school. What you'll do: Harvest legal propositions and their citations from public court opinions (we'll show you exactly how) Label each item against our guidelines — is the citation valid, and if not, why Keep your work consistent across batches and hit accuracy benchmarks (we check against known-answer items) Flag anything ambiguous instead of guessing You're a strong fit if you are: A law student (2L/3L), recent JD grad, or experienced paralegal A careful reader with real attention to detail Able to follow detailed written instructions precisely and work independently Reliable and responsive Nice to have: familiarity with case law, Bluebook citation, legal research tools, or spreadsheets. How we hire: shortlisted candidates complete a short paid test task (~30 minutes) labeling a small real sample before we finalize. Details: Hourly or per-task, remote, flexible/asynchronous hours. Ongoing potential for the right person. Screening questions to add: What's your legal background — school and year, or paralegal experience? Tell me about a time you had to be extremely meticulous with detailed work. Are you comfortable working from detailed written guidelines and asking questions when unsure?

This could be anything from taking notes at meetings for me, scheduling things, sending me updates, making phone calls for me and everything in between. You’ll be properly prepared for each situation that may arise beforehand but sometimes things might be on the fly. I’ll just assign a few things as needed at first and then hopefully do more together
