I need a sharp real estate attorney with proven experience drafting BOTH condominium declarations AND long-term ground leases (99-year). FL Bar admission preferred but NOT required — if you're elsewhere, you must be willing to associate FL local counsel for the formal signing/recording portions and the title-underwriter opinion letters (a small share of the total work). Situation: 5-acre Lake County mixed-use parcel (1-acre residential primary residence + 4-acre commercial nursery) with an existing SBA 7(a) mortgage. County won't approve a lot split. I need to carve out the residential portion legally without governmental subdivision, then finance it with a new mortgage.
