Scope of Work – Grading Permit & Drainage Design Project Summary We need complete civil engineering services for the reconstruction of a single-family residence in San Jose, California, on a residential lot where the previous home was destroyed by fire. The first phase of construction is the excavation and construction of an approximately 28 ft × 29 ft × 12 ft deep reinforced concrete underground basement/storage room located adjacent to the future residence. The grading permit is required primarily for this excavation, while the grading and drainage design must also support the subsequent construction of the new home. The Owner has already completed a topographic survey, a geotechnical investigation (including two soil borings), and a foundation/load testing report. Scope of Services Review the existing reports and prepare a complete, permit-ready grading and drainage package for AHJ approval. Services shall include: • Review and incorporate the existing survey, geotechnical report, and load testing report. • Prepare an integrated grading plan for both the basement excavation and future residence, including construction sequencing and final site grading. • Design excavation geometry, temporary slopes or bench cuts, grading transitions, and earthwork consistent with the geotechnical recommendations. • Evaluate existing drainage patterns and design any permanent or temporary drainage improvements necessary to protect adjacent properties and connect appropriately to the existing public drainage system. • Prepare erosion and sediment control measures, grading details, construction notes, calculations, and all supporting documentation required for permit approval. • Coordinate grading elevations with the future building pad and foundation to ensure compatibility between the excavation phase and final residential construction. • Prepare and submit (or assist with submission of) the grading permit application and all supporting documents to the AHJ. • Respond to all AHJ plan-check comments, requests for information, and review comments; revise plans and calculations as necessary; and provide engineering support through permit approval and issuance. • Identify any additional civil engineering analyses, permits, or agency coordination that may be required based on the final design.
