I need a focused legal-research deliverable on Florida deed rescission, turned around quickly. The underlying situation: a property was transferred by quit claim deed from an individual to a single-member LLC wholly owned by said individual, and the goal is to rescind/cancel that deed (on grounds of mutual-mistake) and have the rescission subsequently recognized for documentary stamp tax purposes. I want to model a complaint/pleading after successful examples and want to understand how the Florida Department of Revenue (FLDOR) has treated similar rescissions. Deliverables — three parts: 1. Sample pleadings: Recent Florida civil actions seeking rescission/cancellation of a deed based on mutual mistake — ideally from Monroe County, but any Florida county is fine. I want actual filed complaints/pleadings I can model language after, with the case names, case numbers, and copies or direct links to the documents. 2. FLDOR decisions: Recent FLDOR rulings, Technical Assistance Advisements, or administrative decisions addressing whether a rescinded or cancelled deed avoids/reverses documentary stamp tax, or otherwise analogous matters. Include citations and copies/links. 3. Case law: Florida case law on deed rescission/cancellation due to mutual mistake — controlling and persuasive authority, with full citations and pinpoint cites to the key holdings. Please deliver a short memo or annotated list with full citations and the underlying source documents attached or linked. All sources should be publicly available / properly obtained. Summaries in your own words are perfectly fine; I mainly need accurate citations and the source documents themselves. Required experience: Florida legal research; comfort retrieving filed pleadings (e.g., county clerk dockets, PACER where relevant) and FLDOR administrative materials.
