Preferably the web developer would live in or near Minneapolis, MN. The website would be simple and clean with the ability to have user logins. Once logged in, there would need to be a database (updated instantly throughout) of what is available to the users to rent/lease from each other. The website would just be the facilitator between company #1 and company #2. It would need the ability to pay on the site but it would only need to be for yearly memberships, not daily purchases. Also, each user will need an easy-to-use portal to add or remove their available inventory. As well as be able to describe their inventory with some detail and maybe a photo. Nothing special, just wanted to give some more details. Looking for a mobile friendly website as I don't believe I need to go full app with this business. I don't have the specific timeline I would need it done by but that can be discussed once we chat more about this.

I run a digital and AI-visibility firm serving commercial real estate and lifestyle development clients. I need a US-based front-end designer-developer to be my go-to for premium website builds. The work is project-based and recurring. I land these regularly and want one exceptional person I can bring in when they do. The bar is high. The sites I sell have to visually beat the best in the category: Downtown Summerlin, Tivoli Village, Santana Row, Avalon, The Domain. I am not looking for someone who installs and customizes themes. I need original design. What you are: A designer first, with the development skill to ship what you design, or a clean Figma-to-build handoff you own Fluent in motion, interaction, and video-forward layouts US-based, for timezone overlap and the occasional client call Comfortable in WordPress when the client needs it, and able to recommend the right stack when they do not What the work looks like: High-end lifestyle retail, mixed-use, and commercial real estate marketing sites Two-state builds: pre-leasing sites that flip to activation sites at opening Immersive, video-forward experiences, store by store Projects with real design budgets behind them I read every answer. Tell me: Two or three portfolio pieces where you did the design yourself. Link the live sites and tell me what was yours. Original design, not theme customizations. Are you a solo designer-developer, or do you design and hand off? If you hand off, how does it work, and have you shipped that way before? Pick one of the sites above. Tell me one thing you would do better. US-based required. Tell me your rate and your timeline for a six to ten page premium build.

We are seeking an elite, senior-level Full-Stack Developerto engineer a high-velocity, real-time horse racing web platform from the ground up. The core application loop revolves around a fast-paced snake draft for individual horse races, complete with an integrated, synchronized sub-second live video stream of the race. Following official track results, the platform automatically executes structured financial payouts to users using Venmo/PayPal Payout rails. The entire tech stack must be built utilizing a unified all-JavaScript environment (MERN stack) optimized to eliminate database race conditions and handle volatile real-time traffic spikes. Core Key Milestones & Project Deliverables: Milestone 1: Backend Infrastructure & User Security (15%) Set up a Node.js/Express.js application environment and establish a scalable MongoDB Atlas architecture. Implement user registration, secure JWT/bcrypt authentication, profile management, and verified phone-number registration and/or email registration. Milestone 2: Sports Data Ingestion & Automation (25%) Establish integration with a third-party commercial horse racing API (e.g., Equibase or Sportradar). Build persistent background workers (using BullMQ, Redis, or Node-Cron) to automatically ingest daily race cards, scratches, gate changes, and final official race metrics. Milestone 3: Real-Time Draft & WebRTC Video Integration (40%) Develop an interactive React.js draft dashboard utilizing Socket.io for live, synchronized state management. Implement our custom mathematical snake draft logic featuring a strict 20-second user-pick countdown timer. Build server-side automatic timeout handlers to auto-assign choices if a user disconnects or freezes. Embed an ultra-low latency HTML5 video canvas layer leveraging WebRTC (via WHIP/WHEP protocols) to ingest an RTMP stream from a media server (e.g., Ant Media or Wowza) ensuring sub-500ms video playback. Milestone 4: Venmo Payout Integration & Compliance Guardrails (20%) Seamlessly integrate the official PayPal/Venmo Payouts API to programmatically distribute money from our platform wallet directly to users' accounts and/or phone numbers. This can be worked around using a p2p format, if necessary due to compliance and regulation. Code a reliable system ledger that deducts a custom platform percentage rake prior to finalizing winner distributions. Implement an IP geo-fencing gateway (such as MaxMind GeoIP2) to block real-money contest entry from illegal jurisdictions. Technical Stack Requirements: Frontend: React.js (Next.js preferred), Tailwind CSS, Socket.io-client. Backend: Node.js, Express.js, Socket.io, Node-Cron or BullMQ.Database & Memory: MongoDB (Mongoose), Redis (for lightning-fast leaderboard and timer caching). Streaming Protocols: WebRTC, WHIP/WHEP, RTMP stream handling. Integrations: PayPal/Venmo Payouts SDK, REST/JSON Sports Data APIs, GeoIP lookup utilities. Strict Operational Code Quality Terms: 1. Repository Ownership: All codebase code and architectural modules must be pushed to our private company GitHub repository at least three times a week. Milestone releases will only be approved after clean local compilation and inspection. 2. IP Assignment: By applying for and accepting this position, you acknowledge that 100% of the developed application logic, system schemas, and code components represent a dedicated Work-for-Hire owned exclusively by the client. 3. ACID Database Transactions: You must guarantee and demonstrate via unit testing that the MongoDB schema handles marketplace swaps and concurrent drafting selections via absolute ACID Transaction Sessions to totally prevent double-spend or double-draft race conditions. To Apply, Please Answer the Following 3 Screening Questions: 1. How do you plan to structure the server environment and React architecture to keep a 30-second live countdown timer perfectly synced down to the millisecond for 4 or more different players concurrently browsing via WebSockets? 2. Please share a summary or a live link of a project you built from scratch that handled live WebRTC ultra-low-latency video delivery or complex stream handshakes. 3. What is your specific experience with financial ledger architectures? Explain how you intend to protect the MongoDB operations against multi-user transactional conflicts.

WHO WE ARE LOOKING FOR We are a digital strategy firm managing website builds for B2B clients. We are not looking for a one-off hire — we are looking for a reliable WordPress developer or small team to become our go-to partner for an ongoing pipeline of work. This posting is for our first project. We have three additional similar projects coming in the next few weeks, all with the same profile: React prototype to WordPress conversion, custom interactive components, deployment to client hosting. If this first project goes well, we will bring you all of them. After each launch, we expect ongoing maintenance and update work on a per-project basis. If you are looking for a single project, this is not the right fit. If you want a consistent source of well-specified work with a team that communicates clearly and pays on time, read on. THE PROJECT We have a fully designed and approved React/Vite website prototype for a B2B commercial services company. The design is finished and client-approved. We need it converted into a production-ready custom WordPress theme and deployed to the client's hosting account (GoDaddy or SiteGround). This is a conversion project, not a design project. Your job is to build what already exists in the prototype — exactly as it looks, exactly as it behaves. No design decisions required from you. Full technical documentation including the prototype URL, page specifications, and a detailed component spec will be shared with qualified applicants after an initial screening conversation. SCOPE The site is 15 pages. The most complex component is an interactive Google Maps portfolio map showing 400+ real project locations with marker clustering, state-level shading, a filter panel, and a click-to-expand project detail view. There is also a multi-step JavaScript ROI calculator on the homepage that must be rebuilt with full functional parity. The theme must be a fully custom WordPress theme — no Elementor, no Divi, no WPBakery, no page builders of any kind. The client needs to make basic text edits through Gutenberg without breaking the design. Advanced Custom Fields or equivalent is required for structured content. You will also handle deployment: WordPress install, theme setup, DNS coordination, and go-live confirmation on the client's hosting account. TECHNICAL REQUIREMENTS The site must hit a PageSpeed mobile score of 75 or higher. Google Fonts must be self-hosted — not loaded from the CDN. Images must be served in WebP with proper srcset. The Google Maps script must load asynchronously and only on the portfolio page. The design uses sharp corners throughout (border-radius zero) and a specific color system that must be preserved exactly. Every page needs individually configurable meta titles, meta descriptions, and Open Graph tags. The theme must be compatible with Yoast SEO or Rank Math. ONGOING RELATIONSHIP After each project launches, we will bring you maintenance and update work on a per-request basis — content updates, new pages, plugin updates, client revisions. We scope and pay per request, no retainer required. We are looking for someone who wants to be our first call, not a one-time vendor.
