We are looking for a licensed professional that can review and stamp plans for the City of San Jose, California.
We are taking over an 1,183 sq. ft. suite in San Jose, Ca. We have floor plans for the existing conditions and also proposed plan.
There will be demolished walls and new walls. We will need to run electrical. The current tenant is a shoe store, and our business will be an open classroom environment with computers set up throughout the room. As for plumbing, there is an existing bathroom that is not to code. The bathroom could be brought to code as easily as having a smaller sink or toilet to allow for the clearance needed to be ADA compliant (Currently sink is on outside of the bathroom). Or it could be as hard as needing to move walls to make bigger. However, there is an inaccessible enclosed space that was once the bathroom of the suite next door, but they capped the plumbing, removed the fixtures and closed off the wall. We need to incorporate this space into our suite (already included in square footage), so we can either demolish the walls and open up, make it a small meeting room if it is big enough or if we actually need to make current bathroom bigger, this can become the new bathroom as it appears to be bigger already.
Let me know what your cost would be to review the existing floor plans, the proposed floor plans and stamping both so we can submit to the City to get permits.
If you would like to make an offer to do a greater amount of the work, we are also open to that. (i.e. draw up the plans, submit to city, etc.)
I have input $5 as our budget, this is obviously not our intended budget, however, we would like you to propose an offer you think is fair for the work we are looking to get done.
