** View PDF Overview of Project Here**: http://3dtourmarketplace.com/wp-content/uploads/2016/07/condoProjectOverview.pdf Need a Lumion 3D render (or comparable 3D rendering program) of a yet to be built/finished, 1,869 square-foot condo unit (this one is on the 6th floor that I need rendered). The unit has: 2 bedrooms / 2 bathrooms 6 windows that are all 8 foot X 8 foot Exposed brick walls (along the south west edges of the unit) 5' x 12' balcony hardwood floors throughout Skylights in this 6th floor unit above the kitchen Study room / or smaller extra bedroom Great finishes throughout 14 foot ceilings with exposed duct work The style of the 3D rendering does not have to match the design style exactly that is seen in the attached photos, but should be higher end designs throughout. Look over the attached floor plan, and let me know if you have any questions or need more info (I have a few photos of a unit that was furnished out and finished but was wrecked in a storm so we can't show it to clients anymore). Whoever we hire, if they do a good job, we are probably looking at doing 4+ space renderings like this a year, maybe more...so this could turn into a relationship.

I am looking for an interior designer who can come up with a few quick ideas on how to make my front entrance area less like a "shop" more like an IT provider office. Prefer ideas that won't require me hiring a construction person more a DIY. I am not interested "a lot" of new furniture or replacing flooring or lighting. I don't want to throw out all my furniture.. I don't mind adding a table or two or another small fixture but curious if I can work with my current setup. Would like someone to search for places online i could buy certain pieces so it makes the buying process easier. As seen in the attached image, I have a gondola wall which showcases a few products and has some awards I won on it and a few groups I sponsored. ***OVERALL**** If anyone can come up with like 2 or 3 ideas what I can do with my space so it comes off like a more professional setting in the front. I am trying to get rid of the "computer shop" feel and more like a drop off service center that is clean and professional. I want a "business" owner to feel like he came to the right place. I want them to "GUESS" what is behind the gondola wall (behind the wall is my shop area where we have benches and fix pcs)

I need help with three things: 1) HVAC Design 2) Duct work and piping design for HVAC system. This will change the architecture and structural framework of the rooms. So, I will need help adjusting the design and completing the architectural design. 3) Material and structural Choices for internal architecture. I'm looking for help designing the optimal HVAC system for a commercial warehouse. The warehouse will be split into 10 to 12 rooms. Each room will have its own environmental controls and will be regularly steam cleaned at 120C. 18 to 20 foot ceilings. The goal of the project is to design a very low cost, but efficient and effective system to take an existing empty warehouse and construct a set of 10 to 12 environmentally controlled manufacturing rooms. Each room is controlled separately. Some rooms may be hot (120C), while other rooms are cold (50F) at the same time. Each room is subject to high moisture and water. The last two rooms are cold rooms for storage and shipping. Those rooms will always be cold (35F). I will also need help designing the internal structure more. I will need duct work and piping designed once the HVAC system is decided. I need help figuring out how much the HVAC system will cost. I'm also looking for help on internal architectural design and building code regulations. The rooms need to be water tight and well insulated. So I will need to make important choices of materials to use for each layer of the framing, insulation, wall boards, floors and ceiling. They need to look clean and be easily cleanable. It also needs to be fairly cheap to modify an empty warehouse to achieve this.

Our property is currently a commercial duplex- commercial store on the bottom, with residence on the second floor. The ground floor commercial unit has been recently redesigned. The second floor residential apartment/condo is 1100 square feet and needs to be redone completely as well as an addition. As well, we need to add a third floor (our zoning allows a 4rth floor mezzanine with restrictions- i.e 60% of thirds floor area with restrictions etc) condo. We are the owners, and live on the second floor. Our style is simultaneously very modern- mixed with classical/antique. We are looking for an architect who excels at creating flow within an open concept space. We are also looking to create intimate zones within an open concept. The lady of the house enjoys a fireplace even though these are not allowed (natural) in our zoning. We are major foodies, and need the kitchen to be the primary living/entertaining/ focus of the entire space. We are also looking at incorporating lounging areas/ sunlight (reading/work/ipad) into our space. We are working on a very tight time budget, and can quickly provide any additional needed photos, measurements and existing floorplans. We are looking for full service design, material selection, and an architect that can be very hands on- even if very far away (or close). THE PLANS NEED TO BE SIGNED BY A LICENSED QUEBEC ARCHITECT for presentation to the city In summary- we are looking at a gutting and redesign of a second floor apartment- 1100 square feet plus addition of roughly 300 square feet, as well as full design of a third story apartment with mezzanine of 1400 square feet (on two stories) Pleae let me know what additional info you need to quote on this project
