About Us We’re a California-based residential drafting and design firm. We specialize in single-family homes, additions, remodels, ADUs, decks, conversions, and as-built permit documentation. We pride ourselves on delivering high-quality plans fast, and we work hard to make sure every project moves efficiently from design through permit without sacrificing accuracy or quality. Our clients rely on us to get things done right and on time, and we hold our collaborators to the same standard. Role Overview We are looking for a California-licensed Structural Engineer to join our network of trusted collaborators on a per-project contract basis. You will work closely with our owner and design team, providing the structural input needed to bring our plan sets across the finish line, from initial review through stamping. This role is ideal for an engineer who genuinely enjoys residential work, understands the practical realities of small project budgets, and takes pride in finding smart, code-compliant solutions rather than defaulting to over-engineered ones. What You Will Do • Review plan sets prepared by our design team and provide redlines and structural details • Prepare or supply calculation packages to support permit submittals • Stamp and sign completed plan sets for California jurisdiction submittals • Respond to plan check comments in a timely manner • Work collaboratively with our owner and draftsmen through each round of revisions • Maintain compliance with the California Building Code and applicable local amendments What We Are Looking For • Active California Structural Engineer (SE) or Civil Engineer (PE) license • Significant experience with small residential projects including single-family homes, decks, additions, remodels, room conversions, and as-built permits • A practical, solution-oriented mindset, someone who looks for ways to make a project work within real-world budget constraints without cutting corners or compromising safety • Ability to begin work within a few days of receiving a project brief and turn around redlines or revised documents within a few days of client or contractor feedback • Strong communication and collaborative working style • Familiarity with California county and city plan check processes is a plus What We Are Not Looking For We are a legitimate drafting service that does things right. We are not looking for engineers who over-engineer straightforward residential projects or who treat small jobs as low priority. If you thrive on practical problem-solving and fast turnarounds, you will fit right in here. Compensation Negotiated per project based on scope and complexity. We offer consistent project flow and a collaborative team that respects your time and expertise.

I am seeking a Georgia-licensed attorney with experience in entertainment law and civil litigation to draft a professional demand letter on my behalf. This is a time-sensitive matter involving a music industry dispute with a high-profile individual based in Atlanta, Georgia. Background: I served in a management capacity for a prominent recording artist beginning in mid-2024. Over the course of approximately five months I personally expended over $80,000 of my own funds covering the artist's professional and personal expenses under a clear verbal agreement for reimbursement that was never honored. I also organized and managed a multi-date national touring operation during this period for which I was never compensated via management commission. The artist's repeated failures to perform at booked engagements resulted in significant additional out-of-pocket losses exceeding $22,000 in venue refunds I personally absorbed. All attempts to resolve this matter directly have been unsuccessful. Documentation Available: I have extensive and well-organized documentation supporting all claims including: Detailed expense records with receipts Bank transfer records showing all payments made Complete text message correspondence with the artist Booking confirmations and cancellation records Refund receipts and venue communications Scope of Work: I need an experienced Georgia-licensed attorney to draft a formal demand letter that: Clearly identifies all causes of action including breach of contract, fraud, unjust enrichment, quantum meruit, and unpaid management compensation Specifies the full damages amount with interest Establishes a clear response deadline Is drafted on official legal letterhead Is written in a tone that signals serious litigation readiness while leaving room for settlement References the strength and organization of available documentation Is suitable for immediate delivery via certified mail and email Requirements: Must be currently licensed and in good standing with the Georgia State Bar Experience in entertainment law strongly preferred Civil litigation background required Familiarity with Fulton County Superior Court preferred Must be able to turn around a polished draft within 5-7 business days Must sign a confidentiality agreement prior to receiving case details Important Notes: This is a ghost-writing engagement — the letter will be sent under your letterhead as the drafting attorney All case details will be shared under strict confidentiality I am simultaneously pursuing full litigation representation and this demand letter is intended to run parallel to that process The matter involves a high-profile individual in the music industry — discretion is absolutely required Deliverables: One professionally drafted demand letter on attorney letterhead One revision included based on my feedback Digital delivery in PDF and Word format Timeline: Draft needed within 5-7 business days of project start

Just launched a product site. I'm not familiar with product marketing, so I am looking for a launch to continue expanding our product options and offerings. Social media focus (Facebook and Instagram; probably Tier 1 for Facebook and Tier 2 for Instagram). Opportunity to become a more permanent client, but looking for initial launch to see how much traction we can generate so that we can expand.

House is currently framed in wood. The foyer has stairs to access the second floor with a balcony that overlooks the foyer. The balcony is a 6 ft cantilever. All the existing beams and joists are flush, making this structure a little bit more complicated. I have attached the floor plans and a drawing with a sketch and perspectives on it to help you understand the scope. We need to think out of the box and be creative as modifying the existing structure will not be easy. The red outline indicates the area that needs to be cantilevered. The joists stop at the flush beam. Perhaps we can provide brackets that will support the cantilever? I have indicated in blue that maybe we can run a flush beam on diagonal, minimizing the amount of cantilever? The end would still be at 6 ft but would diminish as it got closer to the top of the stairs. There are 2x4 that is running perpendicular to the cantilevered joists above the second floor sub-flooring. This would provide added support. Again, any structural components must remain flush.
