Below are my main responsibilities included but not limited to; -To attend all the calls and responds to all the emails. - Teant Sourcing: calling tenant leads, to schedule viewings, process the referencing of tenant - Check in process: Coordinate for deposit, drafting tenancy agreement, to share pre-tenancy certification and documentations to the tenant, check-in process including check-in inventory & pre-tenancy cleaning, to fulfill any specific requirement as agreed with the tenant - During tenancy: Renewals of all required license and certifications of each property, coordinating with tenant - Landlord and contractor for and maintenance works - Maintenance issues: To contact (existing /new) contractors and to get quotation, to get it approved by landlords, to get the repair works done, to verify the invoices, to get feedback from the tenant about the works, to collect pre and post work photographs from contractor and share it with the landlord, to make sure the contractor is paid on time - Move out process: To issue notices to tenant if required, checkout inventory, to make sure the utility bills have been transferred from tenant to landlord's name, to verify the rent and condition of the flat and release deposit to tenant - To update CRM's, to coordinate with council, to responds to all the calls and emails, and much more. I am based in India, and was working virtually for this company. I have experience of dealing with Landlords, tenants and contractors. Dealing with the council was also a part of my responsibilities. Be it for any complaints, application, claims, etc. I have been successful in getting claims when council delayed the works for one of our properties. I have good exposure of CRMs such as SME professional - property management software, Fixflow - Maintenance software, Goodlord - for referencing and rent protection insurance.
