I am a highly experienced commercial mortgage banker, underwriter, analyst, and former senior bank executive located in Richmond, VA with an extensive background in all aspects of commercial real estate analysis, loan underwriting, and lending. My expertise is the result of 35 + years' experience working as a Banking Executive/Senior Vice President for a number of different, well-known banks such as the former Wachovia Bank, Regions Bank, and RBC Centura, just to name a few. Individual transaction sizes have ranged from $1MM up to $100MM+, although my typical deal size range has been $10MM to $100MM+. I have placed loans on apartments, offices, retail and industrial buildings, as well as hotels, self-storage facilities, mixed-use properties, and others. Uses of Funds for these various project types have ranged from simple refinances, to acquisition of such property types with value-add renovation opportunities, to other needed capital stack restructuring. Borrower clients have included both small and large private developer/owners, as well as publicly traded companies and REIT's, such as Wheeler REIT (a grocery-anchored shopping center owner that trades on NASDAQ) and also for United Dominion Realty Trust (UDRT), at one point the largest multi-family project owner in the country.. Consequently, over the course of my career, I have raised / placed more than $2 Billion, and I continue to do this type of work today for both private, as well as publicly traded and other institutional clients on a private consulting basis. The various types of funding that I continue to raise on my own include Senior Debt (through either traditional banks or through private "Stretch Senior" lenders), Mezzanine Debt, Pref Equity, LP money, and also GP or co-GP monies for new and existing commercial projects as well. As a result of my background, I possess a high level of skills in a number of areas related to commercial real estate finance: 1. Property Financial Analysis and Modeling, including such aspects as Sources and Uses, Capital Stack modeling, In-Place or Stabilized UW analysis, Construction Budget Analysis, and IRR Project Analysis, and more. 2. Overall, I have been in commercial real estate banking/lending since 1990. Prior to starting my graduate work in 1986, I performed Market and Feasibility Analysis work on proposed new construction projects from 1983-1986, while working for a Richmond-based feasibility consulting firm. I also worked briefly for a Virginia-based commercial real estate appraisal firm as well from mid-2017 to late 2020, doing appraisal work. As part of that work, I took and passed all required training regarding USPAP. ("Uniform Standards of Professional Appraisal Practice".
